I got my hands on a whole bunch of interior and exterior renderings of the new building at 11th & Idaho ---- which will be called... 11th & Idaho.

I'd caution that brokerage reports vary tremendously in their numbers for the same market. My city's reports have about a 3/5 ratio in metro inventory depending on the brokerage. They tend to be fairly similar for vacancy only.

Also "downtown" zones vary massively. This one is drawn fairly tightly. Sometimes "downtown" is the entire central city. They only divide things for tracking purposes and to carve things up for their brokers, not trying to "define" downtown. In this case with Cushman they drew the borders pretty normally, like Downtown proper plus some fringe areas to the edge of the bench etc.

The site is 1.4 acres, bordered on the northeast by Main Street and the southeast by South Seventh Avenue.

Caldwell’s attorney and the Gardner Company will begin working on an agreement to identify the project, its time frame and other logistics. Once an agreement is reached, the project will need final approval from City Council and the urban renewal agency.

the Idaho Press has an article today about the Cartee. the city approved the rezoning so the project can move forward.

New Broad Street Development!!

Massive new development proposed for 3rd and Myrtle.
From what I can gather in the documents, the large garage is also meant to help with Parking in Julia Davis/the zoo.

very cool--thanks for finding.

I'm curious if that awful triangular surface lot right above it will ever be developed. it's been a total eyesore for years, and it's a HUGE lot.
