Say what you will about SSC, but it's nice that the social (commentary) side is kept separate from the development threads.

I like it. Nice contemporary townhome development to fill a vacant corner lot. Do you know who the architects are?

These are worth bumping to this page. I love both there projects and they are both 100% the direction our neighborhood infill should be headed.

Word. Those residences turned out better than the rendering, which was itself pretty innocuous. Can't believe new construction along Belmont has made it so far west. I wonder if there will be any pressure for more efficient use of that chunk of land bounded by the river, Addison, Belmont, and Western. Doubtful, considering there are so many different tenants, but it seems like the city might at some point make a little money by building a garage next to the CPD station on one of those surface lots and selling off the other.

^ As long as they include a zip-line across the river to Hot Doug's. (And call it Riverview.)

Here's something that hopefully inches North-Clybourn a little more towards ped-friendliness.

Starbucks to open store at Red Line station
BY TINA SFONDELES
April 13, 2012

... the first-ever Starbucks on the ‘L’ will open its doors at the North/Clybourn Red Line station later this year, the CTA said Friday.

The 776-square-foot store at 1599 N. Clybourn won’t be a kiosk. It will be an actual walk-in store and won’t block passengers rushing to get to their trains, the CTA says. ...

Starbucks becomes the largest national retailer to lease a CTA-owned space. The company - hoping to target foot traffic from the adjacent Apple store - submitted the highest bid per square foot for a 10-year lease. ...

Starbucks has invested $300,000 into adapting the store’s design to the space ...

That's a great way to fill a prominently empty corner in Chinatown! (I'd say the most prominently empty, but Archer + Cermak has some weak edges.) Zoning has previously made it tough to develop flatirons (hard to park them, hard to meet setbacks and to get the FAR necessary to pay for the structure); I suppose this is one way to get around that. Another factor may be that this is a fairly wide flatiron and that Chinatown tenants are less hung up on big floorplates and adequate parking. It's also going to be interesting to see how getting to/from a fourth-floor library works out, although I suppose it can't be any worse than the effectively-third-floor HWLC.

Unfortunately, building over/around the subway station is probably more expensive than market demand warrants, and the resulting leftover spaces are mostly too small to be of much use. (Of course, they could still be put to better uses than, say, a fenced off plot of fruit trees, but I lost that battle. Oh, did I ever.)

That's because, unlike Holsten, they're a nonprofit CDC with a mission to build affordable housing on the northwest side. The building on Armitage took years of fighting NIMBYs who detested not only its density, but also (of course) the affordability. Bickerdike has also fought numerous hurdles to get a greater mixed-use component into its developments (federal regs make that surprisingly difficult), and to use rental subsidies in ways that create affordable homeownership (with the Harold Washington co-op), so try to give them some credit.

That is absolutely fan-F-ing-tastic. A while ago See Wong proposed to build a 5-6 story hotel with retail there, but then the city came along with a plan to condemn the property for a library, and we on this forum speculated that they would probably just build a boring old one story library with surface parking. Instead, it seems See Wong stuck it out and came up with what seems like a great mixed use project to incorporate the library. As I recall, this will be the first recently built library to go as a tenant in a mixed use building?

This seems like the perfect project with an awesome design for this very prominent Chinatown corner that is literally right next door to the new Archer Ave auxiliary L entrance.

Great to see this one gaining traction. But I'll believe it when I see it. I haven't been too impressed with See Wong's ability to get projects done. A lot of empty promises, frankly, and Chinatown should not be having so many vacant lots.

A couple blocks' worth of the Cabrini low-rises (the 3-story apts that already had the first floor boarded up) now are surrounded by new chain-link fencing. Looks like demo should happen soon.
