Aurora - Edmonton

Aurora



The Aurora Project consists of 2.886ha of land between 105th Avenue and 106th Avenue and within the area bounded by 104th Street and 101st Street. The area is currently part of Precinct C in the Central McDougal Community DC1, which was approved in December of 2005 by City Council. This submission supports an amendment to that DC1 regulation primarily to allow fewer, taller towers on the property based on the basic principal that a large consolidated parcel of land such as this allows the master planning of towers so that the same residential densities can be achieved while improving ground level open space and reducing the shadow density to the surrounding community.

Site Area: 2.886 ha
Total Number of Residential Units @ 500 units per ha; 1443 units
Density Zone 1: 2 towers (23 stories and 28 stories) and 1, 8 storey mid-rise
558 units
Density Zone 2: 1, 23 storey tower and 1, 3-5 storey low rise 247 units
Density Zone 3: 1, 17-storey tower 135 units
Density Zone 4: 1, 28 storey tower and 1, 3-5 storey low rise 282 units
Density Zone 5: 1, 25 storey tower and 1, 2-5 storey low rise 221 units
Commercial Area: Main floor, primarily along 102 street 25,000 sq.ft.
Parking: Underground with some surface parking for Commercial and visitors
Road closures: A portion on lane between 103rd St. and 102ndSt. A portion of 102nd St. that will be narrowed but remain open to public traffic.

Aurora along with Stationlands will really make the northern edge of downtown look great. Imagine a nice Grand Prix shot from the Muni Airport with all those cranes

It's a little tought to pass judgement on it without seeing it in detail. But given the past work of BZK it should be pretty good. Each tower could be about ten floors taller though.

I vote meh. I the location, but the design is still subpar in my books. Actually boring. From the drawing I worry about what this will look like from street level. I think the design could have been more progressive...with slight design improvements.

I voted 'Meh', but only because I can't say that I love it. It's somewhere in between.
Looks good, in the renderings. The final design will have more accurate picture of metrials and massing.

This project may end up being great, but the drawing is too conceptual to tell what it'll really be like.
