Can someone explain the hype to me on this building? Yah the name is kind of cool, but there doesn't seem to be too much info on it.

I mean it isn't going to be a higher end development like say Modello a block away right? and that's not sold out.

It isn't part of a huge project like Solo, Brentwood or Station Square.. (though I do like that it is a tiny bit hidden away from the mall for a tiny bit of privacy I guess)

Past Rize projects have all been affordable. Wynd, The Rolston, The Independent. I'm guessing the condos in Gold House were reasonably priced.

Modello is much more high end with very large units. Boffo the developer also likes to take their time with their developments as was the case with Jewel I and II and isn't as worried about presales.

Went into Gold House today and was very impressed, if I was a little more ready to buy and it was coming a bit more sooner I'd have a hard time saying no.

Modello is not sold out because it's kind priced out of range (read: over-priced) for this particular area and market.

Not that this is a problem for the developer (Boffo, I believe) as that's the type of market they're aiming for.

I would say Gold House's hype and popularity has to do with the fact that it's hitting that nice sweet spot of just the right price range and also great (or "clever", depending on your perspective) marketing gimmick for the target demographic they're aiming for (I'll leave you to figure that one out).

It's not surprising that it sold out (or....was "reserved" out) before it even had a final reading at the city.

The pricing for the two projects is basically the same.

Modello is 70% sold at a blended average of $675 per SF.

If vanciti's data is accurate, Gold House is actually more expensive since the 2nd tower sold out close to $700 per SF...

They're both overpriced as far as I'm concerned, but then maybe I just don't get the appeal of Metrotown.

The prices quoted in this forum are a bit high. Modello is more like $650 and Gold House AFTER discounts etc are not $700 psf. Either way if there is demand and actual sales I don't think one can claim something is "overpriced".

Gold House is not sold out yet.. at least as of yesterday there were 10ish units still left when I walked in there in the smaller tower.

Also they haven't released penthouses or town homes yet.

As I said Gold House is nice as it does have a little privacy from Metro while still being obviously right next to it lol.

Still would prefer the Brentwood or Solo district towers.

Quite a bit of info about GH in today's Vancouver sun.

-The taller north tower is 90% sold
-building will feature gold tinted windows
-a massive LED screen 3 stories tall, the largest of its kind in Canada, will wrap around the podium of the north tower. the screen will be used exclusively as a "digital canvas" for the Burnaby Art Gallery and will feature dynamic art.

Luckily they're across the street/Skytrain line from the park.

And even then, I still expect they'll get a ton complaints about the lighting from the neighboring Silver residents (and possibly the older towers on the Station Square lot), since part of the screen wraps around the corner to the side facing Silver.

That is the type of lighting feature that should be on a tower / podium in DOWNTOWN VANCOUVER around Granville Street.

A certain project comes to my mind that would have been perfect for such a feature, hmm, what was that project called....

Nice rendering, but boy are they missleading people in showing these towers standing alone. In reality they are part of a chain of towers...

Yeah you can see that Silver has been conveniently cropped out. And Modello will block that beautiful west view before GH foundation is even poured.

They always do that.

It's marketing M.O..
Ad they show them as if they're standing alone in an open field giving you the impression that you'll have spectacular views from your unit when the reality is that you'll just be staring into someone else's bedroom/balcony/living rm.....

The most ridiculous one I've seen following this outrageous marketing/presentation technique is Midori.
The rendering shows it like it's literally on an open field complete with green lawns when the reality is that (at least from the angle they show the render), it will have anywhere between 3-4 towers in its immediate background (Mets 1 and 2, Park at Metrotown and the Chancellor) with another couple of towers planned for it's immediate next-door lot.


It's literally going to be surrounded by towers on all but one side (for now, anyway).

You hit the nail on the head... It's not marketed publicly, rather it was targeted marketing through a specific demographic of realtors to contact their customers.
