That's a failry misleading stat. KC's postwar annexation includes a ton of totally undeveloped rural land. Of its 314 square miles only 169 are developed. The rest is literally woods and farms. The density of that 169 square miles is almost excatly equal to Charlotte, and its urbanized area is significantly denser. Dallas, meanwhile, has both a denser city limits and a denser urbanized area.

I was aware of that. My calculation was, in part, intended to show what KC's population might look like if it were entirely built out.

Suburban development update -- DT Overland Park

Overland Park, KS is the largest KC suburb with approximately 185,000 residents.
Downtown Overland Park is a small, quaint and thriving area where nearly 300 locally owned and operated businesses form a strong community filled with great food, the arts, service and friendly shops on walkable streets.

thats nice for op. in a way i'd hate to see a clayton pop up in metro kc but op isnt really close enough to the plaza.

Rendering for 531 Grand

In early June, the developer of the proposed 531 Grand project in the River Market area released the first rendering of the development.

$26 Million
140 Units
10,000 sf Retail
140 space parking pedestal

The developer has received their requested tax incentives, so this project should be starting construction soon.

51st & Oak Groundbreaking

June 30th was the ground breaking on the long-awaited mixed use development at 51st between Oak and Brookside Blvd, which features a Whole Foods grocer.
This is in the South Plaza neighborhood adjacent to the UMKC campus.

The project has grown in size over time...

150 170 residential units
30,000 40,000 45,000 sf Whole Foods store
12,000 sf office (UMKC Counseling, Health and Testing Center)

Here's an interesting fact. If we had the same density as St. Louis, our city's population would be over 1.6 million, about tied with that of Philadelphia or Phoenix.

With the new apartments, we probably won't have that many people. It's possible that we could surpass 500,000 by 2020. Probably will anyway.

Not entirely surprising -- St. Louis is a rowhouse city like Philadelphia, and Kansas City has double Philadelphia's land area.

$45M apartment project near Kemper Arena wins support

Awesome, to say the least. The Westbottoms looks to be picking some major steam in the southwest part of the district. Now, if more of the older buildings could get some attention, that would be great!!

Unfortunately, the suburban part of KC will continue to build swaths of boring cookie cutter type housing developments with a few modern uninspiring apartment complexes sprinkled in. I'm hoping though, that the inner city will continue to sprout up more and more infill loft style apartments, 6 and 7 stories high. Kansas City has so many old apartment buildings along the 35th street corridor. Many of those, east of Troost Ave, are sitting empty. I'm hoping some kind of interest gets generated in rehabbing them.

speaking of 6 and 7 story infill and loft style apartments being developed in the inner city...

What is surprising, to many at least, is that the 50 square miles of urban KC is only slightly less dense than StL City's 66 square miles. Within 500 ppsm.
