thanks Halovet!

With a little more consideration, the location would make such an impact that it would need to have a strong architectural element. I still like how it would put the city in a new direction. It just seems easier to spend less and rehab some city blocks with a tower then develop an elegant harbor view.
There is a nice amount of projects sprawling out from the city and looking at building this urban network, you wonder which option is best to impress upon, the image of the city or the continuity of the downtowner's.

back to the drawing board.

I'll be absolutely shocked if A) anyone proposes anything with height here, and B) they get designated developer status. I emailed Wannamaker's office trying to find out how many proposals they received for the Shanghai Reds parcel and haven't heard back yet.

Anything with James Pitts name to it is going to require a lot of public funding and perhaps minority contractors. It would be hard to see any substantial tower coming out of that development. Nothing against minority contracts of course, except the ability to undertake a large downtown project might be out of reach, and thus long delays before construction begins, if it ever does.

Ciminelli on the surface has the best project. I'd love to see renderings for each.

BUILDING BEGINS AT SYCAMORE VILLAGE
Development offers “new urbanism” housing options for city residents

BUFFALO—Mayor Byron W. Brown today was joined by community leaders, elected officials and others to officially break ground on the Sycamore Village neighborhood.

The plan for the new Sycamore Village is a pedestrian friendly, park like community of 24 new homes, 20 market rate homes, and 4 low to moderate-income units.

“We have seen an increase in the demand for new, market rate housing in the City of Buffalo,” said Mayor Brown. “Sycamore Village will help fulfill that demand by adding single family homes to the lofts and condominium projects that are continuing to expand nearby in Downtown. This new development provides a good mix of housing options, while integrating them into a setting that promotes the benefits residents derive from city living.”

Remediation efforts at Sycamore Village included the demolition of three existing structures, and New York State contributed over $1 million to the remediation of the Sycamore Village site. Road and infrastructure work at the site is close to completion, including Sydni Lane. The first phase of construction has started and is expected to be completed in the spring of 2008.

“This unique living experience embraces the concept of ‘new urbanism,’ which promotes compact, walkable communities,” said Timothy E. Wanamaker, Executive Director of the Office of Strategic Planning. “Twenty-four brand new homes are being constructed; each model has its own unique look. We are all very excited for this project to get off the ground.”

A “First Look at Sycamore Village” open house was held recently, with close to one hundred people expressing interest in the twenty-four homes. Of the twenty- four homes, four are reserved for low- to moderate-income level residents, which will be chosen via a lottery system.

200 Delaware will include downtown's first $1million condo. Who would have thunk it just a few years ago? According to Uniland- they have an interest list of 50+ already for the 37 units priced from $300k, sales start in the spring, the building will be done in early 2009.

I too favor the ciminelli plan (although it would be nice to have been provided with images of the proposals) mixed use is the way to go. As far as the height? I hate to remind people of the fate of the "Pavilion on the Lake" project proposed in the 80's by John Yurtchuk. The residents of the nearby Marine drive apartments put up such a stink about it's height, the plan was withdrawn. the height included a 12 story office building as well as hotel and wintergarden shopping concourse.

^^^Is Marine Drive still property of the BMHA? Since when did residents of public housing projects become NIMBY'S? I know that the waterfront view apartments were given out as part of the political spoils system in Buffalo--is that where the opposition came from? Will this same group put up a stink again. Time for Marine Drive to a meet a wrecking ball--they are horrible.

There is no point to the growing power of buffalo if they cannot elevate the out of luck appeal surrounding marine drive.
I feel like the covenant needs to be challenged with hand grenades and then a string of celino and barns commercials.

Not that i will be disappointed to see the proposals, for me it's just reminiscent of the situation we were in with the inner harbor. One group has too much control over the space(marine drive/bass pro) and then the city realizes the identity of it's plot of land(docks/canals).

Mixed use commercial is not a bad idea for cobblestone and it would work here, but the view that sells the city on this location is residential. The housing in this area has nothing to say and its important that we recognize how the land provides opportunity for the spirit of the city(ala canal expansion).


Build marine drive a waterfront bbq park and other bonuses to be happy about looking at the city's progress. Let the affordability of urban brick housing be overshadowed in an urban setting and not just across a highway or clogging up the river.

I just found this shot of a new federal courthouse in Downtown Phoenix. Its very similar in size to ours.


This should quiet down opponents to ours b/c hey, we could have gotten stuck w/ this
