Nice scale, masonry is good to see, also like the situation of the two buildings around a courtyard; but what about the Iyengar yoga studio...! seriously, I think an entirely non-residential podium facing Bronson might be better for this location (especially if it could be extended on to the lot to the north, where the garage is now, all the way to Carling)

Looking at the plan, there is commercial at grade along Bronson.

yes, and that is a plus! Thank you for precising; all I was trying to say was that I think it would be even better if the whole podium was commercial uses of some kind: offices, medical/dental spaces, etc. on those floors 2, 3 and 4 fronting Bronson. But hey! it's not like I have to live in those units right on top of a bus stop* and Bronson-Carling traffic, right? let the market decide, yaddayaddayadda.



*first apartment was above a bus stop on Bank St, keeps the rent down, but not an experience I would recommend to friends and loved ones!

I'm torn on this one. I like the 6-storey building, it's nice that a Montreal developer is entering the market, and it isn't ugly, but I'm not too impressed with the design of the 12-storey building (especially since it doesn't look as good as some of the Montreal projects on their website). I was driving down King Street in Toronto today and saw amazingly designed 8 to 15 storey buildings. It's frustrating sometimes to see these okay designs when there's some amazing work going on out there.

Saw some early notices of this in the Glebe Report several months ago. Seems the developer was very proactive about canvassing the community. Several configurations were proposed, including a single building with a low podium and tall tower. I believe they floated a proposal to create a small park in exchange for extra height.
The massings look right. I suspect the biggest concerns came from the Cambridge side where it faces single family homes. They're probably not delighted, but I think they made the right decisions.
This Bronson/Carling corner is going to get very interesting. This development plus 265 Carling promise to change the character.
I agree with those hoping that this will evolve to have more commercial on the Bronson side. It's right across from Glebe Collegiate, so convenience stores, lunch restaurants, coffee shops, should work on the first floor. Dental/Medical/Financial offices, Gym/Yoga place on the second floor would fit right in.
