Close to 3 million square feet of it too! Its marketed at 2.85 mil sq-ft.

As a reference, 1 WTC is 3 mil-sq ft, so the Spiral is not far behind. Not only that, but 1 WTC is clearly taller, so thus, from a bulk perspective, it'll rank up there in terms of monoliths next to Met Life and 55 Water Street. A ton of usable space will be added to the market in the years to come.

MetLife has a little over 3 mil, and 55 Water roughly the same as the Spiral at 2.9 mil sq-ft. 55 Water though is the champ of bulk considering its 300 ft shorter.

I think this will have the massiveness of the Met Life / Pan Am building. Same goes for 50 Hudson, which is why I'm hoping it doesn't turn out to be too much, too close.

Are different companies going to want steps coming down from various other floors directly into theirs?

It looks like a nicer version of a emergency fire/evacuation route. IDK if the portion of the steps are part of the leasing space. Just a guess here. Floor plans might be the key to your question.

It's highly unlikely that the leased floors will be open like that. Most of the newer office buildings going up have open floors that way, but tenants will be leasing multiple floors.
Any tenant with a single floor, or even partial floor won't have the need to open up to other floors that way.

even bad buildings look fun, clean, & fascinating as architectural models . .
but I fear this one in reality, is gonna look like the obese pig mausoleum . .
too close to, & crowding its neighbors . .
not to mention all the dead trees . .
blowing around on the steps . .

a little old fashioned stone church, & a couple of quirky brownstones . .
would go a long way to making HY more of a pleasant neighborhood . .
less like a hyper-glitzy, banal, overcrowded, pseudo-futuristic, money-driven,
malevolent zombie-apocalypse nightmare . .
that'll sap the energy out of every poor sucker that lives or works
within 2 miles of this concoction of weird abysmal architecture . .
so to speak . .

maybe right before a HY businessman has a meltdown or goes ballistic,
he can run out of the ugly office building . . run over to the Vessel . .
go up, down, & around the hamster stairs numerous times . . till he's dizzy . .
then return to the office & resume landscaping . .

on the other hand, Sunbathing 9-5 at the office, on one of these Spiral decks,
might just inspire cutthroat horticultural competition . .
perhaps even ingenious vertical golfing schemes . .
where ya gotta start at the top . .
and never use your driver . .

The developer announced Tuesday morning that the pharmaceutical company inked a 20-year-lease for 800,000 square feet at the Spiral, which will allow construction at 66 Hudson Boulevard to begin in June. Pfizer will occupy floors 7 through 21 in the 2.8-million-square-foot tower.

In conjunction with the Pfizer lease, Tishman Speyer said it locked down a $1.8 billion construction loan from private equity shop Blackstone, in what is one of the largest — if not the largest — construction financing deals ever done in Manhattan.

Actually, I unofficially crown "another one" as the unofficial nyc slogan for super tall construction.

So if someone asks about super talls in the city, you respond "another one!"

Its how the yutes nowadays learn to count up to 10, and soon up to 20. They just point at the super talls, for the visual learners out there!
