The Harbour In North Miami Beach, Construction To Begin 1Q 2016

The Developers of The Harbour in North Miami Beach are beginning the process of converting reservations into contracts after selling most units.

Eighty percent of project’s 425 units have been sold, the developers told the Herald. The average sales price is said to be $625 per square foot.

The $315 million project consists of two 32-story towers on a 4.5-acre property overlooking the bay at 168th and Biscayne Boulevard. 13th Floor Investments and Key International are the developers, but records don’t show any recent sale of the land.

Construction is scheduled to begin in the first quarter of 2016. Corwill Architects is the architect.

The 4.5-acre, $315 million development — called the Harbour — will have 425 luxury condo units, a marina and an “Aqua Club” that will offer kayaking, sailing, scuba diving and other water sports. The project has an address at 16385 Biscayne Boulevard.

“The way Miami is trending, it’s going northward,” said Iñigo Ardid, co-president of Key International. “Waterfront has become very difficult to come by further south.”

By building in North Miami Beach, Ardid said, developers are able to offer “a price point that is very attractive for units that have uninterrupted views of Biscayne Bay and are five minutes from Sunny Isles Beach.”

The average price per square foot at the Harbour is $650. The development team says buyers have reserved 80 percent of the units, and it plans to break ground in the last quarter of 2015.

Amenity for the senses: aromatherapy trail

Here’s the latest in the seemingly endless array of amenities developers are adding to their repertoire: an aromatherapy trail, with plantings of chamomile, eucalyptus and other plants aimed at restoring and soothing the mind and body.

The trail will surround The Harbour, a planned twin-tower condominium project at 16385 Biscayne Boulevard in North Miami Beach, The Real Deal has learned. Developed by Key International and 13th Floor Investments, each 32-story building will have 425 units. The waterfront project represents the fourth collaboration between the two firms.

The Harbour is now 80 percent reserved, and is converting to contracts, according to Arnaud Karsenti, managing director of 13th Floor Investments and Liliana Paez, CEO of Key International’s sale arm. Prices begin at $550,000, with residences ranging from one to three bedrooms and 1,032 square feet to 2,442 square feet.

The condo is being marketed as a tropical oasis, with such amenities as a variety of watersports, marina and boat rental, an outdoor exercise track, and an indoor-outdoor spa, Paez told TRD.

The Harbour’s aromatherapy trail, which runs the entire five-acre property, will feature five areas with different scents. Each is geared to provide special restorative powers, Paez said. There is a lavender walk for tension relief and clearing the mind; a chamomile walk, to combat stress and anxiety; a eucalyptus walk, for pain relief; a mint walk for energizing and revitalizing; and a gardenia walk as an anti-depressant. The aromatherapy trail — available only to residents — will also be peppered with watering stations that will offer water infused with coconut, lemon and green tea, and chlorophyll, the developers said. The Harbour is expected to begin construction as early as the end of this year, when the developers secure construction financing.

Key International, 13th Floor to break ground on Miami-Dade condo

Co-developers Key International and 13th Floor Investments will break ground on the Harbour condominium in North Miami Beach on Feb. 17.
Located on five acres along the water at 16385 Biscayne Blvd., the project will feature 425 units in two 32-story towers. More than 70 percent of the units are pre-sold, according to the developers.

The Miami-based developers acquired the land for $30.5 million in August 2015. They priced units at an average of $650 per square foot. They sell from $552,000 for a 1,188-square-foot unit to $1.79 million for the most high-end 3,063-square-foot unit.

With water access to Biscayne Bay, the Harbour will have an aqua club offering water sports activities like windsurfing and a marina. Other amenities will include a spa, a social lounge, a fitness club, a multilevel breezeway lobby, indoor fountains and an infinity pool.

The master design of the Harbour was by Corwil Architects, with interiors by the Toronto-based Design Agency.

Key International and 13th Floor have also partnered on Eden House in Miami Beach, Sereno in Bay Harbor Islands, 400 Sunny Isles, 1010 Brickell and Hyde Beach House in Hollywood (with the Related Group).

The Harbour, a 425-unit twin-tower condo development, topped off at 32 stories and 90 percent sold in North Miami Beach.

Original plans called for 330 units within two 25-story towers but the developers ramped up inventory to meet the demand. Residences range between one to three bedrooms, and the peak is highlighted by penthouses and two-story villas.

Amenities include an Exercise Vita Course; a fitness center; a dog park; soccer/tennis/basketball facilities; playgrounds; a full-service private beach club with a panoramic pool; the indoor-outdoor Lush Spa; and the Aromatherapy Trail winding throughout the property.

The project is a $300 million collaboration between 13th Floor Investments, Key International and Moss. The trio is also in the final stages of delivering 1010 Brickell.

The Harbour broke ground in February 2016 and delivery is expected for late 2018.
