1. 8+ Story mixed use development that contour around the corner, with ground level commercial units taking up in the entire main floor. Something similar to this

2. Parking lot to accommodate the inherent demands for parking that will ensue. Accessed from the back ally that already exists off of Lily St. From eyeballing it I think it could fit like 30 plus cars.
3. Demolish the big storage shed and construct a mixed use building between 8-10 stories similar to this

4. Either put another long multiuse condo complex here, or I wouldn’t mind seeing a row of brownstones similar to (except without the big staircases that push back the frontage of the building)

The first/sub-basement level is a cheaper apartment rental, the next 2 floors constitute a single condo unit, and the top floor is another single rental, accessed by a stairway in the back.
4a. Long narrow parking lot behind the #4 development, to be accessed from Amy street lane.
5. Demolish the Tom Hendry warehouse and construct a parkade (preferably mixed use parkade) with the greatest amount of possible stalls on that piece of land, with in and out access points on both Amy Street and Rupert Ave, my reasoning for this is that parking will still be needed to fill out all the new residential units to be built in the area and that site is the most logical spot in the area. Its beside the hydro station (huge eyeso) and is tucked back in that strip thus wouldn’t detract from the walkability on james street by created a blank wall gap.

7. Residential tower, would hope it could be 10-12 stories and not have to follow the areas zoning,
8. Construct a parklet with a public seating fronting right on the sidewalk, good lighting, and greenery, it would also be the front door of the newly redeveloped pumphouse,
9. The elephant in the room, in the perfect world this plan is taking place, millions would be spent to redevelop the pumphouse into something similar to the plan from the U of M student.
10. The potential Streetside residential development.

Just a quick general idea of what I would do, the render links I included are not exactly what I would want by just general ideas.
