Amateur Renders/Plans for Winnipeg

My end of semester procrastination made me download paint for Mac and got me making a bunch of little plans for areas around winnipeg. Was hoping you guys had something similar to share. I love brainstorming ideas about what to do with our city, hopefully this thread can get going.

1. 8+ Story mixed use development that contour around the corner, with ground level commercial units taking up in the entire main floor. Something similar to this http://renderpornstar.com/wp-content...ndotoronto.jpg , but in an “L” shape instead of a square and a few stories taller
2. Parking lot to accommodate the inherent demands for parking that will ensue. Accessed from the back ally that already exists off of Lily St. From eyeballing it I think it could fit like 30 plus cars.
3. Demolish the big storage shed and construct a mixed use building between 8-10 stories similar to this http://renderpornstar.com/wp-content...dostoronto.jpg
4. Either put another long multiuse condo complex here, or I wouldn’t mind seeing a row of brownstones similar to (except without the big staircases that push back the frontage of the building) http://www.skyscrapercity.com/showthread.php?t=200325 , they have some in Ottawa that are 4 levels (counting the basement). The first/sub-basement level is a cheaper apartment rental, the next 2 floors constitute a single condo unit, and the top floor is another single rental, accessed by a stairway in the back.
4a. Long narrow parking lot behind the #4 development, to be accessed from Amy street lane.
5. Demolish the Tom Hendry warehouse and construct a parkade (preferably mixed use parkade) with the greatest amount of possible stalls on that piece of land, with in and out access points on both Amy Street and Rupert Ave, my reasoning for this is that parking will still be needed to fill out all the new residential units to be built in the area and that site is the most logical spot in the area. Its beside the hydro station (huge eyeso) and is tucked back in that strip thus wouldn’t detract from the walkability on james street by created a blank wall gap.
6. Sky Phase 2
7. Residential tower, would hope it could be 10-12 stories and not have to follow the areas zoning,
8. Construct a parklet with a public seating fronting right on the sidewalk, good lighting, and greenery, it would also be the front door of the newly redeveloped pumphouse,
9. The elephant in the room, in the perfect world this plan is taking place, millions would be spent to redevelop the pumphouse into something similar to the plan from the U of M student.
10. The potential Streetside residential development.

Just a quick general idea of what I would do, the render links I included are not exactly what I would want by just general ideas.

Assiniboia Downs, turned into a theme park. With Pointe West, Westport, residential etc. Would be a nice neighborhood!

Hi, new to the forums here... I've been floating around for a few weeks, and I love being kept up to date on construction in Winnipeg by everyone's efforts!

This is a great topic! I mess around with sketchup in my spare time, identifying specific sites I'd like to improve in the city. When I have more time, I'll post some stuff I've been working on. Looking forward to getting input and critiques!

You may not be as far from the truth as you think.

I do not think Winnipeg will see a permenant theme park, with the long winters it could be financially challenging.

Westport Festival Phase 1 is fairly well documented. There are also hints that of a "phase 2" being planned to the west of Camp Manitou Rd on the north side of Portage. Also, in some of the Plan Winnipeg, or similar documents, it was disclosed that to the immediate west of the Westport site is set aside for future residential development.

To the immediate north of Westport Festival is where Red River Ex is planning to build the Argri-industry campus with the first building already in place. To the immediate north of that, around where the farmer's market is currently held would seem to be the likely place for some of the other plans that group has such as the the theater and conference space.

The final piece there would seem to be what will happen to the space to the west of Assiniboine Downs, with the expansions of CentrePort Canada Way and the truck traffic it will pull off the existing route along Portage Ave a large truck stop would seem to make sense. Having something like that on the Assiniboine Downs land would seem to make sense with the overall flow of traffic in the area.

awesome idea for a thread, dpenner, thanks for making this!

I wish I had any capabilities of this nature beyond highly detailed stick figures so I could contribute something, but I look forward to seeing what others contribute!

I cant wait to see this area come to life, more than just in June!

Hm, crazy idea, but would anyone wanna create a Commodore 64 gaming museum in Winnipeg? As a tourist trap perhaps?

Off the cuff comment that would need an answer from myself. As a newer poster I try to check with those in charge of the forum if a new thread is appopriate in a certain category. I may believe it is and I would just click "New Thread". But I have learned that a similiar thread in Katmandoo already, would not warrant a new thread in our local section.

I can't browse the whole data base (personally) and see if it would fit here. I've asked the experts. I could/would start new threads all the time, but would those in the know, appreciate it much , I doubt it,. I'll try though..

Great thread idea. I actually logged in the other day to post in it but ended up yelling at some rube from Calgary instead.

Anyway, Google maps is pretty key for doing stuff like this. I made a map of rapid transit lines and TODs for Winnipeg. It's something the city could spend the next 100 years building out and even has a plan for the capital region, including Chinese style transit cities built away from the city.

I also made a plan for developing the wasteland along Fort and Garry. The meat of it is a few mixed use buildings along Fort with cheap retail in the main floor and micro apartments above. The idea is that the retail space would be cheap enough that stores could support themselves while the population grew. A functioning retail strip would make a draw to live in the area. It's actually a tested process--Greg O'connell had tremendous success turning around Red Hook in Brooklyn, albeit with building conversions rather than new construction. Thanks for putting this together, it looks really good. A couple of comments:

1 - Ridgewood South will likely be a TOD with your planned spur off the Southwest transit way.

2 - Service to west Winnipeg will likely be spurs off the Charleswood spur built north-south next to the William Celement Parkway and its planned extenstion instead of continuing west from Polo Park.

3 - It seems highly likely the northeast spur will and the Transcona spur will connect up near Mission and Archibald meet and then have a single run into downtown and connect up with the Southwest spur.

4 - A spur breaking off from the Transcona line and heading north along the proposed Edward Schreyer Parkway also seems to make sense. This would give some of the planned developments in north-west Transcona TOD potentinal.

5 - If you are doing service to potentinal outside communities Dugald, Oakbank, Lorette, and Steinbach seem like strong contenders too.

One final comment is to perhaps edit the link to be focused on Winnipeg and a little more zoomed in when people click into it.

Just downloaded SketchUp and tried teaching myself how to use it while making a plan for parcel 4. Excuse the very crude and boxy nature of everything, just trying to show an idea of the land use I would like to see there and no attention was paid to the individual buildings (boxes). Pretty much the exact same one i sketched with a pencil and paper and uploaded a little while ago.

The three buildings on the West side are 2 condos, with the tallest measuring 68-70 meters, and a parkade with some ground level retail (the most southern of the 3)

Behind the 3 buildings is a 2 way road that allows car access to the parkade.

The rest of the buildings along the perimeter are 1 to 4 story mixed use buildings, with ground level retail. Many have patios looking into the courtyard area, or have rooftop patios. Some would have small office space or even rental apartment units.

Three entry gates, the biggest of which faces the CMHR. Hoping to connect a walkway between the potential Railside development, the CMHR, and the lot im calling parcel 5 (will be making a render for it soon) which is the lot north of the CMHR and east of the Baseball stadium. http://www.tfnpplan.com/future-projects/rail-side-lot shows a good look of the area.

Inside Parcel 4, the walkways would have substantial lighting and seating, with a massive lighted fountain or something in the middle, with seating all around it.

Everything in the renders has a function or purpose but i dont feel like typing anymore, if anyone has any questions feel free to ask!

That's pretty cool, d. I actually like that idea way more than just about anything else that's been floated for the spot. If I'd change anything, I'd make the street fronting buildings a bit bigger to accommodate retail and patios on both sides of the buildings. What kind of landscaping are you thinking of in the green areas?

1. I sure hope so. The plans I've seen for Ridgewood South look pretty crappy. I am hopeful, though, since the current plan for the southwest corridor seems to include a spur westward. TODs in the old base, south Charleswood, and in vacant land along Wilkes would go a long way towards making that part of the city less terrible.

2. That makes some sense. Hopefully they'll end up with service to CentrePort if it turns out to be anything more than a white elephant. I would like the Portage rapid transit line to at least reach Assiniboine Park. The city's best and biggest park should be well served by transit so it's accessible to everyone.

3. That's what I've always seen but I'm not sure how it will work. The Mission/Archibald area is a disaster, and connecting the north east line through there would take some work and mahnee. I also like the idea of serving Point Douglas--it would be nice to get some new development happening in Winnipeg's oldest neighborhood.

4. Indeed. North Transcona isn't well served by any kind of transportation right now. Providing great transit access to the residents, future developments, and industries up there is a plain good idea.

5. I agree. Maybe a commuter rail system would make more sense for those towns, although a line running through Lorrette and a few other towns down to Steinbach wouldn't be a bad idea. Ideally, I'd like to see the northern line out of the city reach Winnipeg Beach and Gimli. How cool would that be?

I wish my internet-fu was strong enough to figure out how to make the links better. These are pretty much what google gave me. I was zoomed right in on Winnipeg for the transit map so I don't know why the link shows three provinces and six states. Weird.

Yea probably be a good idea to have some patios fronting out towards the museum, be a nice little view with dinner. Did not think of having another line of storefronts on the interior of parcel 4.....I like that. For the green areas i had a few ideas but could not decide on one. Maybe someone on here has a good idea.

But i was thinking:

-cover them in taller natural Prairie grasses and flowers

-make them all urban community gardens

-leave them as more a general open green space with some flower bedding, trees, benches, and picnic tables
