Holland buys land for SLU apartments

SEATTLE — An entity related to Holland Partner Group paid $19 million for 1.43 acres at 810 Dexter Ave. N. where it plans to build an eight-story, 362-unit apartment building.

Property records show the seller is an entity related to Alexandria Real Estate Equities of Pasadena, Calif. Alexandria is a life-science developer and real estate investment trust. In the past, the firm has filed for permits and then sold properties that didn't fit its profile.

Seattle is definitely on fire when it comes to mid rise development. Tons of new apartments/condos being proposed every other day on the mid rise level.

Proposed is one thing. This one just got a demo permit and a shoring permit, put a fence up, and closed the sidewalk. It's looking like a start this week. Might have changed to more like 390 units. PS, the "8 story" is more like 6 or 7 stories but stairstepping up a hill.

Dallas firm Trinsic Residential starting its first Seattle project

Trinsic Residential Group of Dallas said it has started construction on its first apartment project in Seattle: a six-story, 159-unit building at 4435 35th Ave. S.W. in West Seattle.

Its a really good infill project and I like that they are providing stairs so people on the hill can walk down to get to the bus stop near the new bldg.

The lot which has stood unused and empty for more than a decade is this week busy with drilling, pounding and concrete pouring as crews place huge girders into the soil and prepare to dig out space for the mixed-use building’s underground parking"

We seem to have a number of six-story projects starting about now, not surprisingly. 301 Pine, 900 Dexter, Hiribashi Place, the Bill's Pizza site, 35th in West Seattle...all with signs of demo or shoring in the past 10 days or so. That's about 1,100 units. Even as a lot of project complete, we seem to be staying in the 10,000 UC range within city limits, of which at least half are around six stories and about 2,900 are highrise.

Neighborhood group calls for community support for strengthened Pike/Pike preservation rules

The rules for the Pike/Pine preservation development incentives are getting an upgrade. A development, design and architecture-focused community group dedicated to the neighborhood is holding a meeting next week with City Hall officials on the proposed changes and is inviting the community to join the discussion:

COME HELP YOUR NEIGHBORS with the Pike/Pine Urban Neighborhood Council (PPUNC) to:
Preserve the Pike / Pine community’s irreplaceable older building facades and structures
Balance nightlife with day time activity
Encourage buildings with smaller footprints.

WHY WE’RE MEETING:
After 18 months working with community leaders from the Pike / Pine neighborhood, Seattle City Council is ready to pass new policies strengthening the existing Pike / Pine Conservation Overlay District. Bring your voice to get us over the finish line.
WHEN:
• Time: 6pm to 7pm
• Date: June 5th, 2014
Location: Gay City Calamus Auditorium, 517 E Pike St

WHO:
John Feit, President of PPUNC, will provide an overview of the Overlay District, proposed community updates and why the updates are sorely needed.
Council Member Tom Rasmussen, a huge champion for our neighborhood, will also be at the meeting to talk about the Council process and what’s ahead.
Staff members from the Seattle Department of Planning and Development will be at the meeting to answer community questions.

BACKGROUND INFORMATION:
In 2009, under the leadership of Council Members Tom Rasmussen and Sally Clark, Seattle City Council created the Pike / Pine Conservation Overlay District. The Overlay District limited the size of new development and encouraged projects to keep existing older structures, identified as character structures.
Our proposed new legislation addresses what we have learned from the neighborhood’s most recent development boom. The intent of our legislation is to maintain MORE of the existing character of the neighborhood than is being currently preserved, while accommodating growth.

8 finalists named for Capitol Hill light-rail real estate prize

Eight real estate companies are finalists in the competition to develop residential and commercial projects around the future Capitol Hill light-rail station.

Groups invited to submit proposals are: Capitol Hill Housing and Johnathan Rose Co.; Gerdling Edlen; Lowe Enterprises Real Estate Group; MacFarlane Partners; Security Properties; the Wolff Co. LLC; Bellwether Housing; and Lennar Multifamily Communities LLC.

Among real estate developers and investors, the trendy neighborhood next to downtown Seattle already is highly desirable. In recent years, more than 2,400 apartment units have been built or planned on Capitol Hill, where buyers are snapping up recently completed apartment projects.

When the light-rail station opens in 2016, the area's popularity is expected to increase. Sound Transit forecasts that by 2030, there will be 14,000 boardings a day at the station at Broadway and East John Street. The station is part of a $1.8 billion underground light rail extension project from downtown to the University of Washington. The travel time from the Captiol Hill station to both downtown and the UW will be around three minutes.

At least 397 apartments could be built on the sites around the station, with at least 36 percent reserved for below market-rate affordable housing. The new developments will also feature ground-level retail and a public plaza.

Sound Transit and a neighborhood group called Capitol Hill Champion will have a public meeting June 2 for the community to meet the potential developers. Proposals for the sites are due in September. Sound Transit expects to select winning proposals in October. Construction could begin in 2016, after the station opens.

Fourteen companies and groups had expressed interest in developing the sites. Sound Transit selected the finalists based on several factors, including their experience, financial capacity and ability to deliver projects on time.

23rd Avenue corridor upgrade for drivers, walkers, bikers and transit

There won’t be a bike lane on 23rd Avenue, but greenways for walking and biking will be created along parallel streets.

The Seattle Department of Transportation is seeking construction management services for the first phase the 23rd Avenue Corridor improvement project.

I'm excited about this. 23rd could become an important bike route for starters, including bikes (like me sometimes) coming west from the I-90 tunnel.

It's worth noting that outside of our two freeways and the streets of Downtown west of I-5, this is the largest continuous north-south arterial within city limits.

7K+ New Apartment Units Under Construction Around Seattle

In case you've been wondering just how many new apartments are on their way to Seattle, Polaris Pacific has you answer. As part of their April market overview, they put together this handy chart outlining how many new apartment units are under construction in and around Seattle as well as what specific neighborhoods they'll be coming to. That's the 7,366 apartment units under construction on the left and the 4,414 apartment units approved on the right.



Not to be outdone, there's also some solid condominium construction in the works as well. 844 new condos are currently under construction in Seattle while an additional 499 are entitled and could begin construction in the near future.



Finally, Polaris notes that while most districts in Seattle experienced positive median price growth over the past year, some districts declined in total resales. The most notable year-over-year price and sales increases occurred in Northwest Seattle (+37.3%) while Central Seattle (-12.9%) and Westlake/Eastlake/South Lake Union (-1.7%) experienced annual median price decreases.
