Located immediately next door to their other project, Parkdale Market Lofts, at 12 Hamilton.

Rendering posted on their website. I'm not able to copy the image, but worth a look. We can also see how it ties in to 12 Hamilton.

But, what's the building on the left?! Is this an upcoming project by Surface or some other developer? Currently, there is a Pizza Pizza at the corner of Wellington and Hamilton, followed by a Bourk's Complete Car Care.

Would be nice to see a continuous urban form of condos and retail between Wellington West and Scott, connecting Tunney's Station at least. This is a good start.

Hamilton Ave N doesn't make it all the way to Scott at the moment. IIRC there was some dispute with Richcraft in terms of how their plans for Parkdale and Scott would/should allow for new and improved connections through their development

Blocked by the the Beer Store parking lot and an Autotec. Didn't realize. Hoping they will find a solution to connect.

Developer proposing eight-storey mixed-use building on Hamilton Avenue

Ottawa Business Journal
January 3, 2019

An Ottawa developer wants to construct an eight-storey building near Tunney’s Pasture that would include 75 residential units and a mix of office and retail space on the ground floor.

Surface Developments is proposing to build the project at 16-20 Hamilton Ave., across from the Parkdale Market. A parking lot occupies much of the site, with a one-storey light industrial building next door that is home to a union office.

The proposed development, located less than half a kilometre from the Tunney’s Pasture transit station, would also feature an underground parking lot with spaces for 63 vehicles as well as 40 bicycles. The plan also calls for about 2,250 square feet of outdoor amenity space on the roof.

The builder has filed a site plan with the city. The building’s height of 26.2 metres exceeds the current limit of 20 metres for the site and would require a zoning amendment.

A five-storey, 25-unit apartment building is already under construction just north of the property at 12 Hamilton Ave.

That is a very slick and sophisticated urban building.

Building went through a small redesign due to issues with the community council. This resulted in the commercial space being reduced in height from 20 to 12 feet, and some other aesthetic and structural changes.

As a purchaser that is what I am worried about.

Not that I want out of the deal but could this be cause for exiting an APS agreement? They have two buildings they sold as condos that are being converted to apartments without any say from the owners. On top of that, one of the reasons I chose my unit was height off the street which was reduced because of the issue they had with the community association.

in line with surface's other problems, is seems like they've tried to reduce costs by removing all of the exterior paneling on this development and replacing it with black brick. Don't look bad... just really liked the glossy white paneling...
