Nice! Both CPT and Steinway are now clearly visible from Central Park. Soon they will be impossible to miss!

With Steinway, I think we have yet to grasp the magnitude of the aspect ratio and impact of the cladding. Just wait until it's 3x the current height. Kinda hard at its current height to appreciate the dimensions, but as it grows and gets cladded, the jaw dropping will increase exponentially!

53W53-TVerre being a stone's throw away helps, too.

Its N/S facades are extremely complementary.

For those interested, today is the day that will decide if the JDS squeeze play is on...

....Ambase Corp., a part owner of the property, is seeking a preliminary injunction to hold off a foreclosure by mezzanine lender, Spruce Capital.

Ambase's attorney, Stephen Meister, alleges that the other partners in the project, developers Michael Stern and Kevin Maloney, are conspiring to eliminate Ambase's $66 million stake by agreeing to the seizure by Spruce. Meister said he believes Spruce, Stern and Maloney then plan to partner together to finish the $1 billion building.

Late last month, Meister won a temporary restraining order blocking what he said was a strict foreclosure of the property that was in the works. Strict foreclosures are a type of asset seizure where borrowers agree to surrender property to the lender rather than hold a conventional foreclosure auction where outside bidders can compete.

The next-to-last photo shows that the Three Way Dance to the Stars has jumped from junior prom fox trot to desert rave.
From zero to Warp Factor Thirteen in about 10 seconds.

Yes. By Thanksgiving, things should be pretty interesting among that group.

Wow, so skinny. The terracotta is going to be so cool. Does anyone know the last time terracotta was used as a facade material on a skyscraper? Anything remotely recent?

If in fact this vision of loveliness sets the precedent for skyscraper design in that regard, it'll be one among quite a few.

We're not just developing one of the tallest residential towers in NYC -- we're restoring and integrating the landmarked Steinway Tower, originally the piano maker's headquarters. A splendid marriage of old and new.

Looks like the JDS Squeeze play is on...

https://therealdeal.com/2017/08/30/i...-court-ruling/

Investor in 111 West 57th Street may lose stake after court ruling
Ambase failed to stop a strict foreclosure from going forward

August 30, 2017

Quote:
A judge struck down Ambase Corporation’s bid to block a strict foreclosure on the Midtown luxury condo development 111 West 57th Street Tuesday, meaning the investor’s stake in the project may soon get wiped out.

.....Ambase alleges that developers Michael Stern, of JDS Development Group, and Property Markets Group CEO Kevin Maloney are in cahoots with Spruce and plan to use the foreclosure to get Ambase out of the project.

The 1,418-foot tall tower has a projected sellout of $1.45 billion. The first units recently went into contract.

Another note to the JDS squeeze play...

Steinway Tower owner loses bid to hold on to $1B condo project
An attempt to get an injunction to prevent a strict foreclosure failed in State Supreme Court Tuesday

By Daniel Geiger
August 30, 2017

Quote:
The last bit of hope that Ambase could hold on to a Billionaires' Row tower under construction may have been dashed in state Supreme Court Tuesday.

The company, which owns the tower at 111 W. 57th St. with developers Michael Stern and Kevin Maloney, had been trying to secure an injunction to prevent mezzanine lender Spruce Capital from seizing the $1 billion project.

In its suit Ambase claimed Stern and Maloney had agreed to the strict foreclosure with Spruce Capital in order to wipe out Ambase’s $66 million investment in the project. Ambase’s lawyer, Stephen Meister, alleged that Stern and Maloney planned to join Spruce in a new partnership once Ambase had been purged from the deal.

...A source confirmed that, following Ambase’s failure in court, Stern's firm, JDS Development, and Maloney either will join with Spruce Capital or recapitalize the project by bringing in another partner.

“It will always be a JDS building,” the source said.

In case its hard for anyone to see the visible progress on this project I've compiled photos from the last 2 weeks (15 days) and counted the floors above the mechanical floors. During the now resolved legal debacle, construction has kept pace at roughly about floor per week.

11 Floors (above the mechanical floors)
