Hey, does anyone have any good aerial views of the current progress in East Austin? I have to live vicariously through all of you guys and wait for Google Earth's once per year (give or take) update of the satellite photos. Thanks!

I hope to be in Austin sometime in the spring so I look forward to seeing it all in person.

This is beyond epic! This HEB has been sad and tired for as long as I can remember. May it be reborn and the surface parking lot that drapes along it die a quick death.

So, it's not clear to me if it's only replacing the HEB and parking lot or if it includes the strip mall with the Family Dollar in it as well...can someone clarify?

hopefully this knocks something loose in Austin's collectively thick skull and ushers in a wave of similarly urbanized grocery stores more fitting of a city our size. the Hancock, Allandale, S Congress, and Riverside HEBs all appear to be ideal locations for similar treatment.

i had high hopes for the central Austin shopping center where 99 Ranch is going in with the original rumors of ground floor HEB with MF residential above. ultimately I believe that was shot down by the landowner (UT) not being interested in a long-term lease.

My aunt mentioned this is definitely what they had been talking about for the Oltorf HEB when they bought the land on the NE corner of that intersection. She hasn't heard anything since. I'll keep bugging her.

I wonder when they plan on starting that. The Oltorf HEB is constantly packed. Sometimes I'll go there and there won't be a single parking spot ANYWHERE in the whole parking lot. I just have to keep driving until someone leaves and I'm lucky enough to be there first. A bigger, nicer HEB with a parking deck, apartments, etc. would be awesome.

Lots of new cranes (mostly crawlers) on the Saltillo site. Also, a rather large (for eastside standards) red crane for the 125' office portion is up! Looks good! Ready to see this long vacant land turn into homes and businesses.

Co-Working Space to Anchor Major Development in East Austin

For now, it’s a mostly abandoned 1970’s era office park. But the work of transforming this 109-acre campus into a mixed-used development with space for startup offices, media studios, co-working, hotels, a gourmet grocer, retail shops and affordable housing has already begun.

When the full, multi-building project is complete it could be East Austin’s version of the Domain, which has become a hotspot for tech companies.

But, for now, only one building has a publicly-committed tenant — Work Well Win, a co-working space focused on wellness that is led by Frank Bistrian, WeWork’s former head of domestic development.

Phase 1 of the project includes 100,000 square feet of office space. It’s poised to open in late spring this year. The second phase, much of which will be completed before the first phase opens, will add another 150,000 square feet on upper level floors. Work Well Win has exclusive rights to co-working space on the entire campus, and it has first right-of-refusal on other buildings, giving it a chance to expand if it grows rapidly enough.

While it is currently mostly deserted, Eightfold, the Austin company that owns the property, has been in talks with several potential tenants. There are plans for a tiny home community on the campus. And the development is close to the airport, the forthcoming new HOPE Outdoor Gallery at Carson Creek Ranch, Mosaic Sound Collective, several film studios and the emerging Govalle and thinkEAST developments.

The CARTS building on e 6th is gone! The BECK sign is up for the incoming Main Street Hub HQ.

It’ll be faster to take the Boggy Creek U-Turn to get there than the current wait at the Techni Center light.

Last December, Austin Business Journal first reported that Catellus Development Corp. and Stratus Properties Inc. responded to the city's request for qualifications for a master developer for Colony Park — about 208 acres of publicly owned land near the intersection of Decker and Loyola lanes. It's about a mile from Walter E. Long Metropolitan Park and could ultimately host more than 3,000 homes and as much commercial space as a regional mall or pair of downtown skyscrapers.

Danielle Lord, a procurement manager in the city's purchasing office, wrote in a Feb. 20 announcement that an evaluation team completed its review of the responses.

"The City of Austin has invited Catellus Development Corp. to move forward into the next phase of the selection process," Lord wrote. "Stratus Properties, Inc. originally responded, but ultimately requested to be removed from consideration."

In a statement to ABJ, Stratus CEO Beau Armstrong said two large development projects it had scheduled for 2019 were moved up to this year.

"We just don’t have the time to appropriately respond to the opportunity,” Armstrong said. "This is very disappointing as we enjoy working with the city and believe Colony Park is an extraordinary development opportunity that has the potential to address many important issues we face in this rapidly growing city of ours.”

The city will issue its second phase of the solicitation, a request for proposal, to Catellus.

"Once Catellus Development Corp.'s offer is received, a series of public meetings will be held to gather community input before submitting a final recommendation to City Council," Lord wrote.

Colony Park's Master Plan, approved in 2014, allows for as much as 960,000 square feet of commercial space and 3,031 housing units. The project was unveiled in 2012.

City officials are excited about its mixed-use potential and hope it will be a catalyst for other development in the area.

Catellus is based in Oakland, Calif., but has been the master developer for Mueller, a mixed-use district on the site of Austin's old airport, since 2004. A Catellus representative did not immediately return a request for comment.

Based in Austin, Stratus Properties (Nasdaq: STRS) owns the W Austin Hotel and the ACL Live at the Moody Theater music venue. It was also the driving force behind the large Circle C Ranch subdivision and other residential developments in Southwest Austin.

Early last year, ABJ highlighted a significant shift in Stratus' business model in recent years and its increased reliance on the W Austin and ACL Live for the bulk of its cash flow.

A response to the city's request for proposals would be due this May, according to the city's timeline in its RFQ. Austin City Council is scheduled to approve a recommendation this summer.

Commercial use is concentrated on the northland near the Green Line.
