Well, it's different. I think it could've looked much better if they had gone with something more "modern" instead of the suburban-like paneling they used.


That being said, I don't hate, I just wish the materials were different.

1607 is just boring. based on the history other projects like it, its going to need a reskin in 5 years anyway.

This project actually looks WORSE than its renderings. Everything about it is horrible... the awkward massing, the mismatched fenestrations, the materials, the detailing, how it relates to the street. Hate to be so negative, but I see nothing about this building that is worth keeping. Is it too soon to consider tearing it down and replacing it with a parking lot?

Beats the parking lot but seriously I agree with Mark, what a waste of precious land. Looks like someone glued a couple Gresham apartment bldgs together and plunked them down here. The darker portions are okay, but for such a visible project it is really sad how it interacts with the street and neighborhood.

In so many ways.
The awkward angles call even more attention to the overall badness of it all.

I'd hardly call it visible. I drove by it today (three times) and hardly noticed it. It's actually not so bad in person.

That sounds like nonsense, but it's actually quite true. This project was built in such an odd location that I doubt most people will ever notice it. I'm not making excuses to justify its ugliness... but at least it's on a weird corner where most will never notice it.

Link to a a article that shows a rendering for one of the new con-way buildings that will go up. Would need to see more renderings for a complete assessment but in this picture it looks pretty good to me.

I have enjoyed most of Holst Architecture so far so if this project is being designed mostly by them i feel like the site will be in good hands.

Don't know what lot that one building is going to be on but maybe someone with a premium membership could find out.

That one has already been to design review I believe. Narrow lot corner of Raleigh and 20th. Back half of Lucky Lab block.

Yes, but it was a Con-way property like the property on Savier at 23rd that is under construction. They were able to sell these off without the master plan in place. Maybe because these were partial blocks?

Not bad, but don't really like how the jutted-out sections and brick stop half way up the building ... looks awkward.
