I really hope this tower gets built. Its future is looking bleak to me, which is very unfortunate because it's an absolutely beautiful building and probably my favorite out of the new complex.

The buildings will be capped at a few stories for retail purposes unless a tenant is found.

So basically we will only have 2 towers on the WTC site unless a miracle happens, is what I understand

Dude it will be built at a later date when a tenant can be found. They didn't spend a fortune building the necessary foundation and basement structure for this tower not to be built. How long it will be capped is unsure, but eventually it will be built as planned.

Just for my edification:

Is it enough to have one anchor tenant (depending on size) alone to give further construction the green light? Or do they wait till maybe an addition one or two are found?

Both Towers 2 and 3 just need a tenant and that is it. Except for Tower 3 they have to lease at least 300,000 square feet.

If you mean immediate future, you may be right. However, I wouldn't worry too much about towers 2 or 3. The WTC is a big construction mess right now, but once the Freedom Tower opens, and tenants start moving in (like Conde Nast), its an entirely different ballgame. Like sheep, the rest will come. The only problem for Silverstein is that, like everyone else, he has to wait for financing to get full construction going.

whats the black tar looking stuff they have placed in the lobby of t2 ? looks like some sort of waterproofing. anyone know ?

^^^ Thanks, fish! I'm making those animations less frequently now, because I'm running out of angles and movements to animate. There's only so many combinations of angles and perspectives I can do and it seems like I am running out.

And it's also a pain to render even a 10 second animation, considering that each frame (out of 400+) takes around a minute to render.

It's unpredictable. You don't know the future. It depends on who wants to move in. It's the same thing with an apartment. You can't tell when it would be rented. You only know that it would be rented.

but in all seriousness the building will go up when a tenant is found, no one knows how long that will take, hopefully not very.

Like all other office proposals in Manhattan, this one will rise to its full height when a tenant is found. Only, this one is already in the ground, and peeking above a bit.

Now where Tower 3 is likely to proceed without going on hold, I feel sorry for Tower 2. I mean it's a shame really that imho the best looking skyscraper of the whole complex has an uncertain faith. I just hope they don't alter the design... I'm even ready to wait some more years for this beauty.
