I think it's suppose to be a mash of the previous three Schouw projects: Iliad, Grace and Artemsia.

Probably more than anyone would really care to know if there's only 28 units on 17 floors (less than 2 per floor average) lol

Not improbable or unrealistic on a James Schow project; have you seen one of his earlier (fantastic) developments - the Iliad (on Homer, of course)? I think that has between 1 and 2 units per floor (but it's only about 4 floors tall)

James Schouw likes his high-priced PoMo piles...

... though I question his taste, it's not entirely regressive, and there's definintely something fanciful about those cable-suspended balconies.

Yeah, I don't think it's improbable, but in regards to pricing, it's probably far more expensive than most people care to know lol Does Vancouver not have any density requirements? I guess we still have a few parking lots to get rid of before we get concerned about taking up such a large space for only 28 homes.

Thanks for posting -

That's just opposite to my condo - at Cambie & Smithe on the El Patio/Art Works site - looks like they will be preserving or mimicking the existing building in new construction.
It will clash with the modern Law Society Building next door (the elevator core will back onto it) - and the southwest facing condos at Raffles will have a massive blank wall to stare at (floors 15-17?) - hopefully the City won't allow that. Unless the stairwells above the 15th floor will have windows?

Interesting bits -

12 ft ceilings - even at just 17 floors - sounds like it'll be equivalent to a 26 storey building plus peaked roof.

8 ft solid wood doors.

Automated parking garage.

Transportation plan includes use of a Rolls Royce Phantom .... and bicycles.

Note that there is a view cone that runs up Cambie Street from one of the False Creek view cones (the height is limited to the height of my complex at 930/950 Cambie).

I don't know how you know that, but that's great. At least it's not decorated accordingly

"Thalia" is one of three "Grace's" in Greek Mythology.

They are Aglaia (Splendor), Euphrosyne (Mirth), and Thalia (Good Cheer) So look out for two more oddly named towers.

Prices

I was just at the sales centre. The smallest unit, at 1275 sq ft, will start at about $1.1 million. Most 2 bedrooms (up to 1557 sq ft) will go up to about $1.6mill. The sub penthouses, at 3215 square feet, will be priced from about $4mill or so, and the penthouse, over 4000 sq ft, will likely go for over $7mill (it's not available for sale, but the nice sales lady speculated about the size and price).

This is a very exceptional project for Vancouver. 12' ceilings. It's almost unheard of in new buildings. Can anyone think of any new projects in any other cities where ceilings are a standard 12'? 155 Cumberland in Toronto is 11', 65 E Goethe in Chicago were 11'-12', and a few in Manhattan were 11'. But 12'?! Call me a size queen, but I'm inpressed lol.

One potential negative issue is the location. Smithe Street is loud with traffic, and it's not exactly in a "prestigious" location. No iconic water, park, or mountain views, either.

It's central though, and will get excellent south-facing sunlight, considering the short building across the street that (I believe) likely won't be torn down for something taller any time soon.

If I had the money, I'd still jump at the chance of buying one unit, or more than one and combining them. The 12' ceilings and excellent finishes is what got me.

Different league, of course, but the loft towers of the 90s all had 16 ft ceilings.
Now, I'm not sure how Schouw proposes to get around the zoning bylaw that, as a result of the proliferation of 16ft loft towers (and the unauthorized mezzanines they spawned), imposed a requirement that the "average" floor to ceiling height in condo towers be no more than 10ft.

WRT the SAP building - the landlord (or is it owned by SAP?) renovated several years ago, so its unlikely they will move. That said, the block would make a big mega development and does not sit within the historic area height limit.

I vaguely recall the Alto planning report praising the proposed 10' ceilings as 'contributing to livability' or something like that. I think the city is loosening up a bit and allowing higher ceilings, provided someone doesn't take advantage and create mezzanines. I'm sure they'd have confidence that residents of a building of this caliber wouldn't create 4' mezzanines out of their 12' ceilings. However with 16' ceilings, I could see it potentially happening in some buildings.

Speaking of 16' ceilings, I forgot to mention that the penthouse in this project will have 16' ceilings. Same as the penthouse at Trump Tower Chicago, and Donald Trump's NYC apartment.
