Trahan Projects

Tennis, noticed on your tumblr that Trahan's lot on magazine downtown where he had those crazy house plans is on the agenda coming up, would love to see that go forward.

Also noticed a few months back on Trahan's website that the NO Convention and Visitors bureau building on St Charles had really great renderings of them renovating the outside of it to be very modern looking.. And that is also permit request coming up. Hope to see that the plans are along the lines of the renderings. Trahan might be the most "avant garde" firm we have in town, IMO.

I agree that his designs are pretty amazing ... definitely world class stuff

yeah im assuming that particular single family project is whats going forward.. really cool project if it happens..

PYTHIAN UPDATE—Three new food vendors have been added to Pythian Market: Central City BBQ, 14 Parishes and a second location of Ancora Pizzeria and Salumeria. These join the places that have already been announced as part of the market: Frenchcheeze, Squeezed and La Cocinita. There’s also 1908, a bar, which will sell grab-and-go frozen drinks among other boozy delights. Pythian is planning to add more food vendors before it opens early next year. [EW]


THE CHAINS — Saltgrass Steakhouse opened in Metairie on Friday. Located at 4860 Veterans Boulevard, it’s the fourth Saltgrass in Louisiana. Saltgrass is owned by Landry’s Inc. [press release]

FOOD TRUCKS — A food truck park is coming to the Lower Garden District. Deja Vieux Food Park will open on January 6 with “a full bar, patio seating, decks, restrooms, televisions for sporting events, and occasional live entertainment.” Soulsation Kitchen, the only permanent resident, will open at 5 a.m. for breakfast. Description
The work of the project includes the repair and enhancement of the CVB Building, which is an existing +/- 70,000 sf, five (5) story concrete post-tensioned structure. The repair includes both repair and replacement of the building envelope (walls, windows, and curtain wall) to make the entire project watertight; remediation of existing damage and microbial activity caused by years of water infiltration; and re-configuration of limited portions of the interiors to accommodate current programmatic needs. Reconfiguration includes enhancements of finishes & furnishings, Lighting, Mechanical, Fire Protection & AV systems in Level 2 NOTMC (Tenant) area, Level 3 Collaboration Space, and Level 4 Boardroom Suite. A custom, patina metal louver and panel system is being developed to limit solar heat gain and glare within the interior spaces. Full owner occupancy will continue during the entire construction period. Contractor & Owner will cooperate to coordinate operations and minimize conflicts to facilitate Owner usage. Construction will begin on Level 2 and continue up the building, floor by floor, completing one level at a time before moving to the next floor.

Passed by 2400 block of tulane and saw lots of pile driving ... just unsure what project it is:

Update :passing by it really seems to be the second one under construction

1100 Annunciation

I just bought a place across the street so I’ve been keeping an eye on things. This week they’ve stopped allowing parking in the lot and have begun test pile driving!

Also the Higgins hotel at the WWII museum is full steam ahead, and the front unit in the parking garage is being closed into I’m assuming retail

permit for that said offices ... probably for the dday museum but didnt really say...

Posted that one last year but good to see it looks like its moving forward.. and the rendering looks new.. they needed some waivers and variances for parking that it looks like they received

once a place stops allowing parking they are usually ready to start because the parking is easy easy money.

So DXC chose the Freeport McMoran building. Starting with 2 floors and potentially taking over 10.

Anyone familiar with this building's occupancy? Would DXC be taking over space from Freeport McMoran? I know Freeport sold its oil exploration unit and has been hitting some bumpy roads lately. I assume they are continuing to consolidate everything in Phoenix too eventually...

If so this would remind me of how Hancock is taking over the floors being abandoned by Shell as they reduce their New Orleans headcount.

Really thought it would be 1515 Poydras given the amount of space available in that building.

Floors 14 and 15 are the likely landing spot in 1615 Poydras since these were the only floors completely empty of tenants. Otherwise, there is very little space left to lease in the building. There are several tenants in the building other than Freeport McMoran, so some tenant displacement will likely occur assuming Freeport McMoran maintains a presence here.

I would assume 14 and 15 are the floors they immediately take over, and they will sublease/displace tenants as they go.

According to this 2016 article, Freeport occupies 210K sq ft of the building (40%).

I get the feeling Freeport will give up some of their space if not the bulk. If LinkedIn and their career site are any indicators, they don’t have much of a presence here anymore nor will they grow it back...

It’s a shame because it seems like New Orleans’ economy is continuing to lose more and more legacy corporate businesses (Oil and Gas, engineering) as they try to attract the occasional tech company. Those DXC jobs averaging $63,000 do not match the salaried jobs they lose in Shell, Freeport, etc.
