1198 Commissioners Rd - Tricar Byron condos

Sign has gone up for another Tricar development.

No artist rendering yet but they have it on their website. The property is across from Springbank park and recently had two homes on it before they were demolished a couple of months ago.

Given size of lot would expect something in the 3-5 story range.

Urban Design brief shows this proposed building as a 7 story.

Construction is planned to start May 2017 based on todays LFP article.

They also had plans for a 22 story on Ridout St near Grand but that has been sitting vacant for a number of years now. Basically the lot has been used as a staging area for the pre-cast concrete slabs going into the Azure condo tower downtown.

Excavator was on site last night (which is new), not sure if they are just continuing to clear the land or are starting early.

They were doing a lot of earth movement today with heavy equipment and dump trucks.

Yep drove by today and the pit for foundation work is further along that I thought it would be.

Lots of trees cleared on lot and it appears the home is being prepared for demolition which will free up the entire parcel of land.

Excavation of foundation appears to be nearly complete. Also appears to be deep enough for two levels of underground parking.

They are working daily however not a ton of visible progress has been made.

A lot of steel going into footings for the foundation today.

Expect a lot of concrete will be poured by the end of the week.

Steady stream of concrete trucks for foundation pours. Activity level has noticeably increased in last few weeks. Appears there will be 2 levels of underground parking so would expect them to be up to ground level by end of Oct. Standing 7 floors plus mechanical penthouse this building should be topping out by early April 2018.

Some of the L2 level concrete walls have been poured as progress continues on the foundation.

Setting some of the L1 precast flooring slabs today. Using precast concrete speeds up the process over forming and pouring construction.

If they use precast for the above ground floors they could raise the 7 floors in under 14 weeks.

Good progress on the L1 walls and supports. Should be setting the ground level floor within a couple weeks. Would expect the first floor to be mostly done by end of Nov.
