Two Fulton Square will be significantly larger, and will nearly occupy two entire blocks. The retail podium will dominate the street-scape, though cut-throughs will open up the entirety of the site to pedestrian access. Margulies Hoelzli’s plan will be a major improvement compared to the parking lots and low-rises that are currently on-site, and multiple levels of outdoor space will activate the development’s significant retail component, energizing the surrounding neighborhood.

Flushing Mall Giving Way to Massive Two Fulton Square Redevelopment, 133-15 39th Avenue

Flushing Mall at 133-15 39th Avenue, with one of the neighborhood’s bustling food court, had been on its last legs for years, ever since it was reported to be closing in 2011 to make way for parking for Flushing Commons. That didn’t happen, but the new Flushing food court at New World Mall on Roosevelt Avenue did appear to siphon away a lot of customers and businesses, and the old Flushing Mall apparently closed earlier this year, after a decade and a half of operation.

Now, a filing with the Department of Buildings reveals the fate – or, well, one part of the fate – of the massive piece of land in downtown Flushing: a large, 13-story residential building. According to an application submitted this morning, prolific Flushing developer F&T Group – responsible for Flushing Commons and One Fulton Square – is planning a 192-unit residential building for the oddly shaped site, taking up most of the block bounded by College Point Boulevard, 37th Avenue, Prince Street, and 39th Avenue (and in fact fronting on at least a little bit of each of those streets).
The filing appears to be for just one phase of the larger Two Fulton Square project, which was planned to have condos, retail, office space, and a hotel, and for which YIMBY obtained a conceptual rendering earlier this year. In September, a first application was submitted for a larger project on the same site, with nearly 370,000 square feet of residential space, more than 350,000 square feet of commercial, and a 33,000-square foot community facility space, along with 520 parking spots. We’re not sure if this latest filing is part of that, or would come in addition to it, though the former seems more likely.

The phase indicated on today’s filing would include 192 housing units spread over 190,000 square feet of residential space, ranging from large duplex units (six spanning floors 12 and 13, at the top of the building) to smaller apartments (21 apartments per floor from the second through fourth floors). The Schedule A filing also mentions retail space in the cellar, however there is no commercial component indicated on this application. (The filing points to a different application for the required parking, and indeed yet another application was filed earlier this year for a 377-space underground garage.)

Margulies Hoelzli Architecture is the designer.

A new 13-story, 170-unit building will rise at F&T Group’s Two Fulton Square development project, according to a permit application filed Thursday with the city’s Department of Buildings.

The building will span approximately 150,000 square feet, with 10,500 of that set aside for retail on the basement level. The first floor will have a residential lounge, fitness center and game room.

The large-scale development — located just across Flushing Creek from Willets Point, at the site of the shuttered Flushing Mall — is slated to include condos, office, retail and a hotel.

In March, F&T filed permits for another 13-story residential building at the site that will include 190 apartments across 190,000 square feet.

Margulies Hoelzli Architecture is the architect of record, the filings show. Representatives from F&T Group did not immediately respond to a request for comment. Last year, the developer told New York YIMBY that the available renderings are a study of the site’s potential and do not necessarily reflect the updated plans.

F&T Plans 14 Stories Of Offices For Two Fulton Square In Flushing

The F&T Group recently finished its sprawling, mixed-use development called One Fulton Square in downtown Flushing. Now, the local builder is moving forward with its next big mega-project, Two Fulton Square, which will replace the former Flushing Mall.

Yesterday’s crop of new building applications brought plans for a 14-story office building at 37-12 Prince Street, on the eastern side of the Two Fulton Square site. It is the fourth and final piece of the four-tower development, which will fill a full block between 37th Avenue, 39th Avenue, College Point Boulevard, and Prince Street.

The project is also being built in two phases. The first phase will be a 220-unit condo building and a 150,000-square-foot office and retail building. The second phase includes 200 condos, 200,000 square feet of commercial space, and a 240-key hotel.

The 173-foot-tall office building will hold 70,679 square feet of commercial space and 6,500 square feet of community facility space. The ground floor will offer retail, followed by community facility space on the second floor, and then 11 stories devoted to offices. Mechanicals will fill the top story.

Margulies Hoelzli Architecture is designing the project. Over the last two years, the firm has filed plans for two 13-story residential buildings and a third 16-story one, totalling nearly 600 apartments.

Although parking isn’t included on this filing, it was included in plans for the first residential tower. A garage with 520 parking spots will accommodate the 676,000-square-foot complex.

F&T is also one of the developers building the Flushing Commons complex, which will bring retail, office space, condos, public space and a YMCA to a five-acre parking lot in downtown Flushing.
