• Total Investment $4.4 billion: (spent or under construction) and $800+ million in development for 2009 and 2010.
• Recent development highlights: Lumière Place Casino & Hotels with a Four Seasons Hotel, Gateway Transportation Center, Federal Reserve Bank Expansion, Citygarden, Old Post Office Plaza.
• Residential Rebirth: $1.4 billion (spent or committed) and 64 new residential properties (4,400 units opened).
• Hotel Development: $750 million for new construction and renovation with a 50% growth (2,500 rooms) plus nine new hotels including Four Seasons, Westin, Renaissance, Sheraton, and Hilton.
• Retail Revival: 130+ new shops, restaurants and services (400,000 square feet) open since 2003.

The new headquarters for health care firm Centene Corporation in downtown Clayton is almost complete.

BJC Healthcare is building a $75 million, 12-story tower for outpatient clinics, doctors' offices and its corporate headquarters at the Washington University Medical Center.

Rising at the northwest corner of Forest Park and South Euclid avenues, the tower will extend north and the tower's completion is expected in early 2012.

Consolidation of clinics, doctors' offices and executive offices in the new 300,000-square-foot tower will expand BJC's high-rise medical complex to the north side of Forest Park Avenue. It will go up just east of the parking garage built in 1994 and will be connected by an elevated walkway to the Barnes-Jewish Hospital complex.

Washington University School of Medicine and St. Louis College of Pharmacy expansions have produced a high-rise complex with a daytime population of more than 25,000 employees and patients.

Scheduled to open soon, the BJC Institute of Health at Washington University Medical Center is an 11-story, 700,000-square foot building. It is the largest medical research building in Missouri.

Washington University School of Medicine and Barnes-Jewish Hospital plan to open the BJC Institute of Health, at the corner of Euclid Avenue and Children's Place. The $235 million building will be the hub for BioMed 21, Washington University’s initiative to speed scientific discovery and apply breakthroughs to patient care rapidly. It also will house Barnes-Jewish Hospital support operations.

One of St. Louis' largest theatre venues is finally getting its long-awaited makeover. Forlmerly the Kiel Opera House, it is now going to be called Peabody Opera House. The naming rights were given to St. Louis-based Peabody Energy, which is the world's largest coal company.

St. Louis Art Museum Expanding

The $131-million expansion, designed by London-based David Chipperfield, will add more than 200,000 sq ft of space to the existing museum including, greatly enhanced galleries and public space, a 300-car below grade parking garage, and a new fully accessible entrance on Fine Arts Drive. To be located to the east and south of the original museum building, the addition will be finished in dark polished concrete and have skylights and floor to ceiling windows.

As part of the project, Chipperfield will also rework the original museum building. Designed by Cass Gilbert as a temporary pavilion for the 1904 World’s Fair, it is need of a substantive overhaul to properly function as a 21st Century art museum.

German-based Schattdecor, a global printer of saturating grade papers for the laminate industry, is building its first North American manufacturing facility. The company, which has imported decors to the United States since 1995, will build its facility in Maryland Heights and create 77 local manufacturing jobs.

Schattdecor will invest a total of $69 million to construct the 15-acre development in two phases: first, a 93,500-square-foot building followed by a 48,000-square-foot expansion.

Major expansion is well under way for Edward Jones, a St. Louis County-based investment brokerage and financial services firm. The expansion will create high-quality jobs and economic opportunities for the region including at least 500 jobs by 2013 and a planned 1,000 new jobs by 2016.

The firm's South Campus headquarters in Des Peres includes a 225,000-square-foot addition and four-story parking garage was completed January 2010. The 60-acre North Campus in Maryland Heights includes three buildings totaling 650,000 square feet of office space and parking garages. It is scheduled for completion late 2011.

At $112 million, the high-performance records center for National Archives and Records Administration (NARA) will be located in North St. Louis County. The majority of NARA operations will relocate from the Federal Records Center at 9700 Page Avenue to the new North County facility, which will be the largest national archives facility outside of the greater Washington, D.C. area.

The first phase of the project is scheduled for completion fall of 2011 and will retain 800 jobs. NARA is a central repository of personnel-related records for both military and civil service employees.

With the success of Citygarden on The Gateway Mall, other proposals and plans are in the works for the 1-mile long green strip. The whole area around City Hall is about to be transformed. The Central Library is under renovation with new construction, The Soldiers Memorial, the Peabody Opera House and Park Pacific all currently under way.

ConocoPhillips and EnCana Corp currently have underway a $4-billion expansion and retooling of its St. Louis (Wood River, Illinois) refinery. It is the largest expansion project in the company's history.

The project is expected to have an impact on 300,000 residents; generate approximately $325 million in local income and $48 million in annual ongoing income; create close to 4,000 jobs during the construction phase and 500 long-term jobs; and generate $14 million in local and state revenue during construction and $19 million each year once the expansion is complete.

The expansion will give the refinery the capacity to process heavy Canadian crude oil. The Wood River refinery is the 10th largest in North America.

Another $250-million distribution center for St. Louis Lambert International Airport. Its development might aid St. Louis in landing the Midwest China Hub.




Old Ford Motors plant site cleared in suburban Hazelwood, near Lambert International Airport

Aviator Business Park is on track to becoming a reality – After completing demolition of the old Ford plant in 16 months, Panattoni Development Co. crews are busy prepping this 160-acre site for a $250 million dollar project. Aviator Business Park is a Class A industrial, office and retail development situated on 160 acres just minutes from St. Louis-Lambert International Airport. It will be a 2.7 million square-foot, mixed-use business park for light manufacturers, data centers, distribution operators, hotels and office users.

With utmost respect for the environment, Panattoni has taken a “green” friendly approach to Aviator’s development, with LEED certification available and 97% of all materials on site being recycled. The site is rail-served by Norfolk Southern and is located within the Missouri Enhanced Enterprise Zone, meaning income tax credits are also available for companies investing in the site.



Hub for China?: The 160-acre (65-hectare) Aviator Business Park (above) is expected to join two other Hazelwood, Mo., industrial parks in the newly expanded Foreign Trade Zone around Lambert-St. Louis International Airport. In addition to helping business development efforts related to trade with Latin America, the growing FTZ is an opportunity for new ties with Chinese companies and freight. “Through comprehensive studies and assessments, we have found that making St. Louis a Midwest cargo hub to China would present significant advantages to many shippers who are now using Chicago’s O'Hara and other airports,” said Mike Jones, chairman of the area’s recently formed China Hub Commission. “In addition, the commercial hub will help expand markets for Midwest products and open up new opportunities for Missouri workers.”

Two upscale department stores - delayed one year due to the recession - are now under construction in metro St. Louis.

Nordstrom - Saint Louis Galleria (General Growth Properties)
The Nordstrom at the Saint Louis Galleria is slated to open Sept. 23, 2011, after a yearlong delay due to the weakened economy and a drop-off in consumer spending. The store is going to be 140,000 square feet and will be metro St. Louis' second Nordstrom.

Von Maur @ The Meadows of Lake Saint Louis (Davis Street Land Company)
Founded in 1872, Von Maur is one of the oldest and most successful department store chains in the country. A two-story, 124,000-square-foot, designed for The Meadows, will be Von Maur's 25th overall and first in Missouri. The retailer projects that the store will employ approximately 225 people when it opens in September 2010.
