Signage is up for a Bubbleology tea shop in the far West retail space in the Vertex complex off Terrace east of Rural. I didn't have much hope of those spaces filing any time soon. Pretty good sign I'd say.

How long has that tower crane been in the ‘pit’ at the site of the Pier? I don’t drive by it very often - was hoping when I saw it the other day that it’d show some semblance of progress.

On the other hand - the crane at Mirabella looks nice on the skyline.

They are working in the pit and it seems progress is slow. I drove by there the other day and saw a few workers. At this rate the opening will be summer of 2050.

I noticed the Jack in a Box on Mill/University with a fence around it and workers dismantling the place. Are they making room for a new development or just renovating the existing business?

I hope they paint the condo complex next door to the Jefferson to something new. The puke green and browns are throwing off the town lake color scheme on the north shore. Probably wont happen due to the HOA there but that would be a nice improvement.

It will be pretty hidden once Jefferson is finished, but I'm sure the next paint job will be a lighter color.

I'm just happy the lake didn't get developed 20 years ago - everything would be beige! All of the new blue/white developments look great!!

On Thursday the City Council will hold a first hearing to authorize the Mayor to enter a revised development agreement with Hensel Phelps to develop 100 S. Mill. Looks like it would give Hensel Phelps a GPLET (not sure if their predecessor had one), and the development plan would allow for, in addition to office, hotel OR multifamily.

Hopefully this one still has some legs

I am not sure if these projects were mentioned in previous posts, but I figured an update is needed. Here are two projects that have been approved by Tempe and I believe under construction, proposed along 7th Street between Mill Ave. and Myrtle Ave, across the street from the 7th Street Mixed-Use Development. For some reason my Imgur account won't load the images, so I provided a link to the official staff reports with renderings toward the end of the document. Once all three projects are completed, this section of Downtown will look awesome and dense!
