Over the last few years, Rutgers University-Newark has been expanding its presence within the city’s downtown. From the Express Newark space at the Hahne & Company development to the upcoming Honors Living-Learning Community along the Halsey Street corridor and to the rehabilitation of 15 Washington Street, there are now more signs of the institution within the Newark Central Business District. Now, several major changes are planned for properties owned by the university near the Rutgers Law School.

On Monday, March 12, the Newark Central Planning Board is scheduled to conduct a special public hearing regarding 155 Washington Street Urban Renewal, LLC’s proposal for the adaptive reuse of one of the Central Ward’s tallest buildings. A legal notice from the City of Newark confirms that a developer is seeking to turn the 18-story Rutgers-owned structure at 155 Washington Street, between Warren and Linden Streets, into a mixed-use development. If approved, the proposal would allow the 208-foot building to be rehabilitated and converted into around 225 residential units, retail space, and 4,000 square feet of “institutional uses.”

Excellent news. Newark desperately needs a new tallest. Frankly, it could use a half dozen such towers.

I think a couple of hints. One, look at the work schedule: Work Schedule: 03/01/2019 to 04/01/2021.

This is not the typical time-table for a cell tower.

Next, look at the structure type: "Building" @ 550 ft. The structure type code is not what it would be for a cell tower or Comm (Communications Tower) via the FAA.

I think we may have a solid residential here!

I'll see if I can dig up some zoning maps. Looking at the parameters for that parcel and what is allowed. OR if there are any proposed ammendments to the zoning. That could be a big key as to the motivations for case: 2017-AEA-12953-OE.



Location (Crosshair via FAA)

This is not an official business district but mostly residential with your occasional light business/retail on the main streets. Most of the buildings are low to mid, with your occasional high rise.

36 Columbia, a 26-31 story tower


It will be 20-25 floors of rental apartments above a 6 story parking podium that will likely have ground floor retail.

Also the Paramount Theater site is moving forward with 220 apartments, 23,900 square feet of retail space, 25,828 square feet of commercial space on the second floor and an unknown height. The design will inevitably change as the renders are preliminary. Previous news about it had Frank Gehry designing it.

The corner of Halsey and Williams Street, across from Teacher's Village, will be getting an 18 story tower called The Vibe that will cost $80 Million. It will have 260 luxury apartments and several big name restaurants such as Chickie's and Pete's.

18-22 New York Avenue, a vacant lot that reaches Garden Street, will be getting a 7-story, 70 unit apartment building with renders on the architect's Facebook page. The low-slung brick warehouse across New York Avenue will be getting a 5 story, 60 unit apartment building.

Newark’s Historic NJ Bell Building Restoration Begins

The restoration of the historic New Jersey Bell building located at 540 Broad Street in Downtown Newark commenced last week. Added to the U.S. National Register of Historic Places in 2005, the structure was built in 1929 and was designed by the famed architect Ralph Thomas Walker. The Art Deco building is known for its majestic lobby and brick-and-sandstone exterior.

The conversion will be a mixed-income, mixed-use development with approximately 265 residences, ranging from studio to three-bedroom units. Amenities will include a fitness center, game room, bicycle storage, in-unit laundry, and a 24/7 doorman. 20 percent of the units will be designated as affordable. The 436,000-square-foot building’s first five floors will consist of office, retail, and other non-residential use spaces, with floors six through 21 slated for residences. The project is targeted for completion next year.

New information has been released regarding a major mixed-use project that will be constructed near Elizabeth’s main train station.

The Elizabeth City Council is planning to give a tax break to the upcoming Vinty development at 190 Union Street, between West Union and West Jersey Streets. A legal notice from City Hall shows that the council passed an ordinance on first reading during its March 13 meeting to allow for the “resort style multifamily project” to receive a long-term tax exemption.

However, the 267-unit building will apparently not be the only part of Vinty. The notice from City Hall states that Phase II of the project calls for a new building with 63 units, all of which would be market-rate rentals. The new phase would include 1,000 square feet of retail space, along with 72 parking spaces for residents. Plus, a half-acre recreational area called “River Trail Park” is set to be constructed along the neighboring Elizabeth River.

While most new developments in Newark have largely consisted of residential units, an upcoming building in the University Heights neighborhood of the city’s Central Ward will be occupied by offices and retail space. Now, Jersey Digs has learned new information about the project.

The five-story structure that will be built on properties such as 209-221 Central Avenue, 11-21 Hoyt Street, 64-68 Sussex Avenue, and 20-22 Lock Street will include a combined 12,645 square feet of retail space, according to a listing from Colliers International. The listing also states that the building will be available during the fourth quarter of 2019 and that there will be 34 dedicated parking spaces and a loading area for the four 16-foot-high retail spaces.

Renderings from Netta Architects show that the property’s planned six-story parking garage, which a legal notice from last year stated would include 430 spaces, would be located behind the building. The development would include a fifth-floor terrace and prominently feature the letters “NHA” on the side, according to the renderings, a reference to the Newark Housing Authority, which owns the site. The agency, along with the New Jersey Institute of Technology (NJIT) and Claremont Construction, is behind the proposal for this Newark Central Planning Board-approved development.

The 125,000-square-foot building’s fourth and fifth floors would contain space for NJIT, according to the website of Concord Consulting Engineering PC, with office space on the third floor and retail space taking up the first and second floors.

I don't know how Newark's boom went under my radar like this, but it definitely explains how they are such a prime candidate for Amazon
