"A major Tenleytown mixed-use building next to the Fannie Mae HQ could be converted from office to residential. The Donohoe Cos. has proposed to redevelop the building at 4000 Wisconsin Ave. NW, which Fannie Mae also occupies and will soon vacate, into a 716-unit mixed-use development, the Washington Business Journal reports..."

L'Enfant Plaza

This is excellent news. As noted, this and the redevelopment of the currently-vacant Cotton Annex building, as well as the relocation of the Spy Museum to L'Enfant Plaza will add considerably more activity outside of the normal business hours, when this part of DC is currently mostly vacant. Also, given the excellent access to transit at L'Enfant Plaza, this is exactly where additional residential development should be added.

"Back in 2013, the National Capital Revitalization Corporation developed the SW Ecodistrict Initiative for a 110-acre area south of the National Mall and north of the Southwest freeway. One of the goals of the initiative was to create a sustainable mixed-use community by introducing residential and/or hospitality uses in the area, which has been dominated for decades by government agencies and other office users. Since then, Republic Properties has proposed residential uses for one of the planned buildings at The Portals and Douglas Development purchased the Cotton Annex on 12th Street, with plans to redevelop the historic building and adjacent parking lot."

"At this time in 2014, EastBanc was securing concept approval for a 27-unit residential building that would replace the Exxon Mobil station at 3601-3607 M Street NW.

Three years later, the gas station site is under new ownership and the planned development has undergone some design changes. The new development team, led by Altus Realty Partners with architect Handel Architects, has submitted altered designs to the Old Georgetown Board (OGB) for concept approval in early June..."
