Nice update. This is going to be another slender and nice addition to the skyline.

So, permits and crane are in place. Looks like this is ready to roll.

The crane must be for something else. There's no way they'd install a crane before they've even start digging. Cranes are expensive!!

It does look ready to roll though.

I though exactly the same. Since the crane is south of 60th street I went to 59th street expecting to see construction...and there is none. Below is view from 59th street.

Nice update. You know, all of these developments are required to include renderings on site now. But they'll have to do better than that. It does give a better idea of the crown from the initial massing.

The recent trend of renderings being posted on construction sites is not really a trend at all; it's a new rule from the Department of Buildings. Projects that received fencing permits on or after July 1, 2013 must meet new signage requirements that include posted a rendering of the project, along with more details about the type of work underway and the project's contact information

Earlier massing...

Heh. The rendering on that board hides the cantilever.

I'll be glad when we get a proper rendering of this and 220 CPS, so I can compare them with 30 Park.

The 30-Minute Interview
Arthur W. Zeckendorf

By VIVIAN MARINO
November 19, 2013

Quote:
Q. What’s the status of your condo project at 44 East 60th Street, between Park and Madison?

A. We have our building permit, started the foundations in September. Probably about a year from now the foundation should be done.

It’s like a 15 Central Park West, with the same architecture, same limestone, same windows. It’s about 33 units, one per floor and duplex penthouses. It’s a long process: one year for foundations, and then 24 months going up.

Q. How much for those units?

A. “15” is getting $12,000 a foot. It’s a similar product. We think it’s a fantastic location; it will have great views of Central Park.

Q. Is it true that you paid $600 for the air rights at 44 East 60th Street?

A. I think we paid $430 a foot.

Q. There are many who are concerned about the abundance of luxury condos widening the gap between the haves and have-nots.

A. I don’t think you could ask for a tougher business, so if we’re going to spend our time building these buildings, it has to be worth our while. Unfortunately there’s the cost structure of land and the cost structure of construction, union, nonunion. I think there’s a lot of product being built that’s $2,000 a foot. A lot of them in Brooklyn and Queens.

Q. Would you ever consider developing more affordable buildings?

A. It’s just not our business model. It’s not what we do.

Q. What’s in the pipeline?

A. We don’t really have much in the pipeline. We have looked at every single site in Manhattan, but we haven’t found one that meets our criteria to be on a park.

Land has gotten extremely expensive.

So Zeckendorf is building a 780' building for potentially fewer than 100 people? That just blows my mind.

And I bet you it will end up fewer than 33 units. In recent years, almost always, for high-end Manhattan real estate, a number of units are combined during the sales process.

And even then, most of them will only be occupied part time as in "a few weeks out of the year" part time.

I had read somewhere on the web that referred to these condos as "safety deposit boxes in the sky" and that's really what they are.

I remember reading Philip K. Dick's "Do Androids Dream of Electric Sheep", which is the basis for the Blade Runner film. It takes place in a future in which there was a nuclear war, and after which much of humanity has emigrated to other planets. Those left on Earth such as Deckard often live in huge apartment buildings with just a few remaining tenants, and sometimes get creeped out because they can "feel the empty apartments". I wonder if it will feel creepy to be in a 780-foot building (or a 1,000-foot+ building) and know that there might be only a few dozen people in the entire structure at certain times.

Maybe with today's connectivity, and with staff members around, it won't be so bad.
