The north tower (or 1 Manhattan West) will be completed first. It can be completed as soon as 2018, but that is dependent on Brookfield signing a tenant.

Regardless of whichever tenant ultimately signs the space (it matters not), it really should come as no surprise given the action currently happening on the west side. It will be built. The platform construction, which should be completed by the end of the year, is basically a smaller scale version of the covering of ground zero, and the much larger covering of the railyards just to the west, only the towers won't rely on it being built.

Despite what you may have read elsewhere and heard repeated ad nauseam, pioneering law firm Skadden Arps has not signed a letter of intent or even fist bumped an agreement to move from Times Square to the first of Brookfield’s Manhattan West office buildings.

...Brookfield has been consistent in stating that if an anchor tenant signs this year, this first 67-story Manhattan West building on the southwest corner of Ninth Avenue and West 30th Street can be delivered in 2018.

It could take another six months to a year to build out what would be roughly 500,000 square feet in the 2 million-square-foot tower.

Facing the loss of Skadden, it looks like Durst is now making a strong play to keep it so he won’t have the entire building up for grabs. Skadden would then rotate floors while they are all updated.

Four Times Square’s other major tenant, Condé Nast, is already moving to One World Trade Center, and the Port Authority will make up to five years of its remaining lease payments while Durst tries to find another tenant.

All of the parties, along with Durst and Skadden, declined to comment or failed to return requests for comment

A reported deal to bring law firm Skadden Arps to Brookfield’s Manhattan West megaproject highlights a gravitational shift in Manhattan’s office market towards the far west side.

he New York Daily News reported last week that Skadden, Arps, Slate, Meagher & Flom signed a letter of intent to lease 500,000 s/f at Manhattan West once its current lease at the Durst Organization’s 4 Times Square expires in 2020, citing anonymous sources.

The deal has not been confirmed, and Brookfield declined to comment for this article.

Skadden Arps had reportedly also been in talks to become the anchor tenant at The Moinian Group’s planned tower 3 Hudson Boulevard, another major development on the far west side.

If it ends up at Manhattan West, Skadden will follow the westward migration of media behemoth Time Warner, which will leave its current home at the Time Warner Center by 2019 to become the anchor tenant Related’s Hudson Yards project, which occupies the blocks west of Manhattan West.

Sorry for the poor cellphone-quality picture, but I noticed what I'm taking as the beginnings of 450 W. 33rd Street's re-cladding :

They are installing what they call The Cocoon. Since Brookfield is planning to drill from 6pm to 2am, they need a way to stop the noise from preventing us who live in the vicinity from sleeping. Everything is suppose to be contained within the cocoon and should provide us with library quiet sleeps. We'll see!

Thanks for that info!
Good luck with your sleep.

I think you've also answered the question of when they will be starting the reclad, namely real soon

Chase Digital Media eyes lease at Manhattan West

By Lois Weiss
September 10, 2014

Quote:
The West Side is on a roll with Related Cos. completing its deal with Neiman Marcus and Manhattan West negotiating with Skadden Arps and other tenants.

Now there is even more positive momentum for Brookfield’s Manhattan West in Midtown. While the big kahuna, JPMorgan Chase, hasn’t inked a lease yet for Manhattan West or anything else, the bank’s digital arm is eyeing a move to the tech-oriented building 5 Manhattan West, also known as 450 W. 33rd St.

Lawyers for Chase Digital Media, which handles the bank’s Web and mobile business, have a 150,000 square-foot lease in their hands.

The huge squat building is being renovated with larger windows and hovers over the platform being installed to cover the Amtrak rails into Penn Station. This multipart concrete platform will allow the creation of Manhattan West’s four new towers.

JPMorgan is known to be seeking a new modern home of its own through Peter Riguardi, tri-state president of JLL. Bruce Mosler heads the Cushman & Wakefield team representing Brookfield.

Riguardi also reps Skadden Arps, which is exploring a big move to a new tower at Manhattan West that could incorporate back-office spaces at No. 450.

The tenants are flowing in...for the renovation project. Although I would love for JP Morgan to move to Manhattan West, I do hope they consider 2WTC.

Well we know that Skadden, the biggest law firm in NYC, is negotiating to move to Manhattan West. That would obviously jumpstart construction of the first tower.

The renovation is the draw for some. Rents there will be lower than the two office towers, so there are more options for companies who may want "back office" space, as well as the top of the line "Class A" space offered by the new construction.

This Is How Manhattan West Would Look if You Were a Bird

September 10, 2014
by Jeremiah Budin

This photo, shot last month from a twin-engine airplane flying at approximately 1,000 feet, shows the current state of the Manhattan West megaproject site, where developer Brookfield is building a huge platform over the partially uncovered train tracks that run in and out of Penn Station.

As of now, 11 of the platform's 16 spans have been laid, and it is on track to be completed by the end of the year.

I'm kind of already getting used to that opening being closed when the trains enter Penn Station. Only a few more months to go before there's no more daylight there.

You'll still get the daylight from the uncovered "E" yard in the SE corner

No, you don't even get the daylight from that, though if you look hard enough on the way out, you can catch a slight glimpse of it beyond. Not enough for anyone to notice outright, but I watch the trains going up the ramps. The arrival into Penn was always met with that broad swath of open sky. The trained eye can still see the broader opening as we emerge from the tunnel, but its not the same.

Brought to us by our friends at Yimby:

http://www.yimbynews.com/2014/09/per...feet-tall.html

Quote:
The 69-story building will stand 995 feet to its pinnacle, with interiors spanning 1,644,660 square feet. While the total size is not surprising, the floor-count is roughly the same as the shorter residential tower that will rise around the corner. The height discrepancy comes from the larger ceilings for the office tower, which will house Class-A space.
