Prochainement situé sur un terrain vacant entre les rues Metcalfe et Mansfield, au cœur du quartier des affaires de Montréal, l'immeuble de 750 000 pieds carrés s'élèvera sur 28 étages et offrira près 400 000 pieds carrés d’espace de bureaux haut de gamme ainsi que huit étages de stationnement aérien destiné aux locataires et au public. Le centre d’intérêt architectural du projet sera l’entrée du boulevard De Maisonneuve Ouest avec son jardin d’hiver de trois étages fait de verre et d’acier. Ce projet sera homologué LEED; une première à Montréal pour un immeuble de bureaux multilocataires situé au centre-ville. Le système d’évaluation LEED® reconnaît les édifices de pointe qui sont le fruit d’une conception, d’une construction et de pratiques de gestion qui procurent des avantages sains, de grande qualité et un rendement élevé, en plus de contribuer à la réduction des impacts environnementaux.

Situated in the center of Montreal’s financial district, 900 de Maisonneuve, a new 28-story high-rise office/garage complex designed by the architectural firm of Pickard Chilton Architects Inc., will occupy a 52,000-square-foot site and contain approximately 400,000 square feet of office space rising from a seven-level 660-car garage pedestal. The project’s architectural focal point will be a three-story glass and steel winter garden main entry on De Maisonneuve Boulevard West. This project will be certified LEED, making it the first multi-tenant office building in Montréal to receive this certification. The LEED® Rating System recognizes leading edge buildings that incorporate design, construction and operational practices that combine healthy, high-quality and high-performance advantages with reduced environmental impacts.

Its about 150 000 square foot, its relatively huge, at least for the city`s office market.

In NY,just to give you an idea, investors over there launch 2Million sq ft. projects without a single tenant.

Here, investors are afraid to launch a 350,000 sq ft project before securing 40% of the building!

That is too bad; it would have been one of the coolest design to go up in recent years.

c'est probablement mon projet préféré des 10 dernières années. j'adore la forme de l'édifice et surtout le lobby, ça serait tellement à sa place sur ce coin de Maisonneuve - la rue deviendrait absolument superbe avec cet ajout, ça consoliderait vraiment l'image de cette rue comme étant une des grandes rues d'affaire du pays (à mes yeux, du moins) et donc ça ne pourra qu'encourager grandement le développement de nouveaux projets du genre sur cet axe (maybe this is wishful thinking on my part, but I think it's at least partly true)

Je lisais dans un autre thread que Rogers examine également la possibilité de louer plutôt que de construire sa propre tour, en ce sens, le 901, Cité Inter.(Westcliff) et le 701 sont des options possibles.

magnifique! même Philip Johnson en serait presque fier. sobre, présent, proportionné.

et malgré une erreur de perspective qui ferait rire n'importe quel illustrateur, le Ben's y est intégré, échelle du basilaire à l'avenant. avec un beau ravalage (et une fidèle restauration de l'intérieur le plus woodyallenesque de Montréal), que demander de mieux?

An office development that has been in the works for a few years now, still waiting for a major tenant (40% of office lease) for the go ahead. To be built on an empty lot next to the soon-to-be-destroyed Ben's deli.



-To cost $150 million
-660 parking spots (in an indoor parking lot, included within the tower itself)
-Project to be built by Hines and Quebec-based SITQ
-Pickard Chilton Architects
-400 000 square feet of space.

Bonne nouvelle les travaux de démolition pour le restaurant Bens sont sur le point de débuter. et la construction du 900 de maisonneuve ouest va débuté.
