2300 Richmond Street - two 8s (Under Construction)

Old Oak is looking to develop this project on east side of Richmond just south of border between Arva and city limit. Twin 16s towers and town homes. Suspect this would be their next project after finishing the 2 remaining 16s towers at Hyde Park. Or they may go back to Southdale road and build the 3rd tower next to Pomroy.

Given Old Oak 515 Richmond proposal for a 32s tower downtown I suspect this development will be pushed to the future like after 2020. They appear to be prepping to start tower 2 at Hyde Park Rd. They have plans for a 3 tower there and also another building on Southdale Rd at Pomeroy Place.

Looks like Old Oak already has footings and L1 level concrete poured for their next buildings at Sugarcreek Trail. Wonder if the CF proposal for the Masonville Mall parking areas will give them a pause to reconsider building these 2 16s towers?

This site has some equipment on it clearing some trees. Could Old Oak be moving ahead with their proposal?

Interesting.... maybe so.

That staff report recommended Council to refuse this development because it was too intense for the site. When I check the 2015 council meeting minutes, they agreed with staff's recommendation and the zoning change for two 16s buildings was not granted.

Old Oak appealed Council's decision to the "Local Planning Appeal Tribunal" (now the OLT) and according to a Feb 2020 decision, the City and Old Oak came to a settlement to instead approve a zoning change for two 8 storey buildings (and no townhouses).

Interesting diagram that shows the proposed pedestrian bridge over Richmond St. City has been quiet on the Richmond Gateway bridge since before the pandemic started. Is it even still in the cards?

More work is happening to prepare this site for development. The city's construction map shows two minor construction projects on Richmond fronting the site.

June 1st to June 30th - Extending existing pole line (27.6 KV) to service new subdivision on the east side of road. Remove old (8KV) line. London Hydro project reference number 12085. The work may have restrictions to NB curb lane on Richmond St.

June 12th to July 12th - Lane restrictions. Installation of new sanitary and watermain works, including restoration of asphalt, grading and ditches. Part of overall Old Oak Developments project (early works). Pavement cut 2500 sq meters.

Interesting to see an EllisDon shipping container on site. Maybe they are building the new pedestrian bridge over Richmond St? Would expect CF would be the general contractor for Old Oaks residential buildings planned for the site.

Building permits were filed in January 2024 for the construction of the two 8-storey apartment buildings on this site.

Old Oaks construction trailer now parked on site with numerous trucks and workers which appear to be doing early site prep. This looks like the next Old Oaks project and likely the first tower crane site of 2024.

The first tower crane to go up in 2024 is now setup on this site by Old Oak.




Good thing as we will probably see Drewlo remove their tower crane from the 16s on Talbot and Old Oak remove their crane from the 13s on St James in the next couple of months.
