New 22 floor tower proposed for 689 Oxford St W. Actually off Capulet behind the small plaza.

Certainly an improvement over the Drewlo Dreck that permeates Crapulet Way Area.

Will be the tallest in the vicinity.

Nice looking building. Too bad there's not a chance they get 22s approved there. If Tricar couldn't get their building at North Centre approved, there's no way this one is. I wonder what their realistic number is when they asked for 22? I'll admit if I'm wrong when we come back to this 3 years from now when it's finally approved lol.

I would expect this to be approved by city without any issues. Regardless of the few nimbys who may complain. It meets all the desires of the "London Plan".


Not sure this developer has any high rise experience thou. Kind of like York in that sense in they appear to be expanding out from retail plaza projects.

Tricar's proposal met the plan as well and look at the field of weeds that still sits there.

I suspect Tricar will sit on that Masonville site for a number of years and resubmit in the future when we have a new city council and further development at Masonville has happened. By then the anti density NIMBY's will have moved on. Tricar is busy with their Sunningdale project, their water front tower in Sarnia and multiple towers in Guelph. Hopefully they come back with a 25s plus tower at that time.

Major revision to Westdell's single tower proposal. Now proposing 3 towers - 17s, 17s and 19s with demolition of the retail strip plaza on corner.

According to the project website updated today, it looks like there will be another revision for this site, but it has not been attached yet. The page says there will still be three buidings, this time at 17s, 18s, and 21s, which is different from the 17s, 17s and 19s submitted last July.

Will attach the planning application document when available.

Proposal is even better now. Hopefully Westdel makes progress in creating their high rise construction department so they can get going on the numerous high rise proposals they have made. Their 4 story building on Fanshawe is moving very slowly. Still working on the underground parking walls and posts.

It does not look like the ward councillor supports this. He thinks the height/density is too high for the site and said he has heard some concerns from the neighbours in the area.

It's worth noting that this site is located in the designated Oxford/Wonderland transit village, which allows heights between 2s and 15s, with up to 22s allowed through bonus zoning (ie: affordable housing units, exceptional design, etc). 10 affordable housing units are proposed in the first building to be built (the 17s one I believe).

A staff report will be in the next planning committee agenda on whether or not Council should recommend the zoning change.

Who exactly in the area would have an issue with the height of these? Currently the Alzheimer residence has a view of shipping containers and a parking lot I would imagine this would a huge improvement to the current

I imagine the people in the condos on the other side of that residence would mind, as would anyone in near proximity. Whether they have any right to stop the project is another matter. As said it already permits 15s buildings. So really, does 22 compared to 15 really matter when it's right beside you?

City planning staff recommends that council should approve the zoning change, with a provision of affordable housing. Goes to planning committee on June 20th.

Council has voted to defeat the planning committee's recommendation to refer the application back to staff.

As such, council voted 11-2 to approve the zoning change as recommended by the city planning staff.

Now we will find out if Westdel can assemble a high rise construction team or end up contracting it out to the likes of Concrete Forming or EllisDon. Maybe Middlesex Concrete or McKay-Cocker might take it on?


Given how slow they have moved on their 4s on Fanshawe Rd they may be moving slow in order to gain experience.
