Sifton has a new sub-division draft plan for the SE corner or Pack Rd and Colonel Talbot Rd called Hudson Park. Signage now up.

The entire east side of Colonel Talbot Rd south of Pack Rd has sub-division plans at various stages. Sifton's Hudson Park then York's then Auburn Homes. This is just part of the SWAP secondary plan for the large chunk of lands around Lambeth. Further south across from the Tim Hortons, Farhi has a sub-division draft plan for the west side of Colonel Talbot. In 20 years the area could see anywhere from 20,000 to 40,000 more people living here depending on how dense the City planners direct development. The challenge will be the balance between single family homes with 2-3 car garages vs medium-high density housing. The Thames Valley School boards should be working now to plan for school needs. I could see a new High School serving this area.

Sifton has submitted a "draft plan of subdivision" and zoning application for the first phase of their proposed subdivision near Colonel Talbot Rd and Pack Rd.

The first phase includes:
• Twelve (12) single-detached lots;
• Five (5) medium density blocks;
• One (1) future development block,
• One (1) park block;
• One (1) school/medium density block;
• Six (6) road widening and reserve blocks; and,
• Three (3) new streets.
