Richardson's CityLine project gets its first single-family home community

Construction has started on the next phase of the $1.5 billion CityLine project in Richardson.

The Residecnes at CityLine community will include 32 single-family homes located just north of Renner Road.

The project will offer homes starting with a 2,676-square-foot, 3 bedroom model priced at $549,900.

The 186-acre mixed-use development includes, office, retail, a hotel and thousands of apartments. State Farm Insurance and Raytheon have more than 10,000 workers in the development.

Eventually 30,000 people are expected to be working in the CityLine project.

Apartment builders buy high-profile Las Colinas building site

Apartment builder JPI has purchased another development site in Las Colinas' booming Urban Center.

JPI bought more than five acres on the south side of Northwest Highway along the DART commuter rail line.

JPI plans to build 387 more apartments in the Jefferson on Promenade project it will build on the just-purchase Northwest Highway site. It has an option to buy the land next door for another 375 rental units.

One of Frisco Station's developers plans huge new apartment community

Plans filed with the city of Frisco show that the planned Preston Road apartment project will include a dozen 3-story buildings along a broad central boulevard.

The land being used for the new rental community has been owned for decades by Rudman Family Partnership.

"This tract is part of the original 700-acre block that Mr. Rudman bought back in 1962," said Trey Sibley, general manager of the Rudman Partnership, which has 17,000 acres in North and Northeast Texas.

"We have had the multi-family zoning since 1997 and are just now getting around to it.

Three-story building with restaurants, rooftop patios, event center planned for old downtown Frisco

A developer is planning a three-story building in old downtown Frisco that will include two rooftop patios, a rooftop park, restaurants, and an event center as well as retail and office space.

“We’re trying to create the rebirth of downtown, where people can go eat, shop and stay,” Churchman said.

Churchman said his focus on this project is to maintain historical downtown Frisco.

“With the bigger projects happening along the Dallas North Tollway, sometimes we forget what started this city and [what started it is] right here in old downtown Frisco,” Churchman said.

He is set to present the downtown project to the Frisco Planning and Zoning Commission on April 11, when he is expected to ask the commission to rezone the property to Old Town Commercial.

If approved by the P&Z and City Council, Churchman said he is expecting to break ground at the beginning of fall.

New retail, restaurant development in works along Northwest Highway in Grapevine

Chris Leighton, a broker for Westwood, said the company decided to purchase the land as Grapevine Station is 99 percent leased out.

Leighton said the development will feature high-end retail, office and restaurants spaces. He said a bank or pad site uses could be a possibility as well.

“We are still working with our architect to get the site plan where we want it but hopefully we will start some [ground] work later this year and start the [pad site] work off with two retail buildings and two office buildings in early 2018.”

Hotel, corporate lodging concept starting near DFW Airport

The franchised property, called WaterWalk Las Colinas, will be owned by a Wichita-based investment group led by Allen Dunne, CEO and owner of Dunne Investments and Dunne Property Co.

The property will be located near Dallas/Fort Worth International Airport near the George Bush Turnpike and West Royal Lane in Irving.

Each location will have added space typically seen in apartment homes with hotel services. The furnished and semi-furnished suites have a kitchen, washer and dryer, fitness center, bike storage and other amenities for residents and visitors.

Irving developer to build 456-unit community in Richardson's Telecom Corridor

The community, called Jefferson Woods, is underway by Irving-based JPI near North Central Expressway and Glenville Drive and expects to begin delivering units in summer 2018.

The property's location adjacent to Spring Creek Nature Area and the CityLine development in Richardson will attract a number of residents wanting to live near a work environment with amenities, said Matt Brendel, senior vice president and development partner at JPI.

The terms of the financing deal were undisclosed. Dallas-based JHP is the architecture firm designing the project.

Las Colinas office buildings will get park in makeover

"The differences are going to be night and day — very light and bright," Josh Hedderich, senior vice president of asset management for Parmenter, said in a statement.

"Mandalay Tower 2's lobby will have a new reception desk, seating areas, and a lounge component with new furniture and pendant light fixtures."

The redevelopment will include a 1-acre park built among the three high-rises. Complete Landsculpture designed the park area.

The renovations to the three towers are scheduled to be finished this summer.

Frisco Station hotel project starts this week

Construction kicks off this week on the next phase of the $1.5 billion Frisco Station development.

The first phase of the development will include an AC Hotel and Residence Inn -- both Marriott properties.

The new hotels will include 300 rooms.

NewcrestImage's project is also planned to include a Canopy by Hilton in another phase.

Collin College starts construction of new training facility in McKinney

Collin College broke ground Friday on the new Public Safety Training Center, which was also the official launch of the college’s master plan.

The new facility, which will be located at 3600 Redbud Blvd., McKinney, will house the college’s fire science and law enforcement academies and a professional development-training site for Collin County’s emergency services personnel. The center is being built in cooperation with the cities of McKinney and Allen. The cities will also provide funds for the new facility.

The 128,000-square-foot training center will include two multistory burn towers for fire training in residential and commercial firefighting settings. The Fire Science Academy areas of the facility will also include specialized simulators for training in hazardous materials fires and spills, civil aircraft and below-grade rescue in earth collapse extrications.

The center is expected to be complete by summer 2018.

Plano officials pursue land for public park at Legacy West

Plano City Council on Monday approved the terms of a contract to purchase a grassy, 7-acre site for $9.9 million. The site is located across the street from some of the city’s most prominent construction projects.

The land purchase is currently unfunded, and would only go through if voters pass a $78.9 million bond package for parks projects in the May 6 elections.

“The park in Legacy West will be a neighborhood park to serve the growing number of residents in the area,” City Parks Director Robin Reeves wrote in an email. “It will likely be more urban in character than a typical neighborhood park.”

New Allen mixed-use project will include shopping center and apartments

The restaurant portion of the development will have 23 retail and restaurant buildings totaling more than 342,000 square feet.

"This is a first-class shopping center," Ben Roodhouse, vice president with RPS Development, told the Allen city council, which just approved the development.

Along with the retail, 638 apartments will be built in a series of three- and-four story buildings on the east side of the development.

Allen Selects Builder for $10 Million Park

Construction of Allen’s newest community park is expected to begin in May.

The 75-acre complex will be the first community park on the west side of Allen. Located at the southwest corner of Ridgeview Drive and Bray Central Drive, it will feature a lighted softball complex with artificial turf, multi-use fields, a looped pedestrian trail, nature trails and a playground.

A central restroom facility and concession stand will make the new park an attractive option for large tournaments. Twenty-five acres of the park will be kept as natural land.

Pharmacy group starts division HQ campus in Carrollton with plans to employ 3,000

The initial phase totaling $113 million with 300,000 square feet of space is slated to be completed in 2019.

"This will be the headquarters for our specialty pharmaceuticals and will be the headquarters for operations throughout the United State and the world," James Frary, executive vice president and president of AmerisourceBergen Specialty Group, told the Dallas Business Journal.

This is the first step in the divisional corporate campus — a two-phased development — becoming a reality and giving AmerisourceBergen Specialty Group a place to relocate about 1,200 existing employees to the campus in 2019.

In the next 10 years, AmerisourceBergen Specialty Group plans to hire an additional 1,100 employees with the hopes of bringing its North Texas employee base to 3,000 associates.

First Allen and now McKinney eyes a conference center and hotel project

The $69 million McKinney development would contain a Marriott hotel and 33,000 square feet of meeting space. The developers are asking the city to contribute to the project.

The hotel would be operated as a Marriott Autograph Hotel, which has more than 100 locations and 70 more on the way.

The city is being asked to contribute $18 million in economic incentives to the project. The money would come in the form of a $3 million grant, a $5 million loan and $10 million in tax rebates over 10 years.

Hall Group’s new Richardson campus to include a 1.5-acre oasis

The proposed mixed-use development, known as Hall Park at Richardson, could transform a nearly 30-acre tract of undeveloped land at the southwest corner of Custer Parkway and the President George Bush Turnpike near State Farm Insurance's regional hub into a high-density destination.

• Two, five-story office buildings totaling 300,000 square feet of space
• Seven, three-story apartment buildings totaling 417 apartments
• A single-story, 10,000-square-foot retail shop

In all, Hall Park at Richardson would include 8.9 acres of landscaping using hardscape materials and planted areas — or roughly 30 percent of the entire development tract.

The landscaping would also include a 1.5-acre oasis of a park, which, much like Dallas' Klyde Warren Park, would bring an outdoor destination to Richardson residents.

TBG Architects, along with Gensler, are helping design the proposed mixed-use development. Dallas-based Architecture Demarest is the architect of the multifamily portion of the project.

Grapevine council OKs 371-unit multifamily project on SH 26

The apartments and the office building will be located on a 52-acre development at SH 26 and Bass Pro Drive called Silver Lake Crossings.

Amenities will include a four-story parking garage, a dog park and an indoor gym.

At council’s Sept. 16 meeting, a third brand—Hilton Garden Inn—was approved to join the two existing brands.

Additionally in October, Grapevine City Council approved a 300-room, nine-story Renaissance Hotel to go on the tract of land.

Another big warehouse project on the way in I-20 corridor south of Dallas

Crow Holdings-Capital Real Estate will build the 1.2 million-square-foot warehouse campus near the southwest corner of Interstates 20 and 35E in Lancaster.

Called I-35 Logistics Crossing, the project will have twin 610,806-square-foot warehouse buildings at the corner of Houston School and Wintergreen roads.

Ben Doherty with Crow Holdings said the company is "very bullish on the D-FW market, especially Dallas' southern sector, because of strong industrial absorption levels in the region reinforced by continued population growth.
