Not an expert in this sort of stuff, but I would guess the decrease in traffic has a lot to do with the demographics of the North Shore. The retirees just don't need to go downtown anymore. Younger people moving into the neighbourhood might change that. (or they keep the bus because parking dt is expensive now)

Meanwhile over at the Mosquito Creek Marina they are working on The Spirit Trail Crossing, awesome! Those floating homes are quite nice:



West Van's Grosvenor Ambleside. The Earl's on the main floor looked to be doing well that day.

Yes, estimating an average unit size of 750 square feet thats close to 1,000 homes and probably a few thousand employees on site. Pretty reasonable given the location and surrounding areas.

Municipality envisions adding 5,000 units of housing over the next 25 years

After spending much of the last two decades at a relative standstill, West Vancouver is on the eve of change.

District of West Vancouver council has approved a new official community plan that foresees the population growing by 10,000 people by 2041.

District staff estimate the municipality will add another 5,000 units of housing over the next 25 years, most of them clustered around already existing village centres like Ambleside, Dundarave, Taylor Way and Horseshoe Bay, although the total number of new units in those areas will be subject to future local area plans made in consultation with the community. Council is also planning a new village centre to be constructed off Cypress Bowl Road. Other new forms of housing will include infill like duplexes and coach houses, townhouses and triplexes.

The overarching goal of the guiding document is to make West Vancouver a hospitable place for demographics that have been disappearing – young families, local workers and downsizing seniors – as well as stimulate the local economy and protect the environment. It also lays out strategies for getting more people to make trips on foot, bike or transit and suggests the possibility of a new bridge over the Capilano River.


West Vancouver hasn’t updated its OCP in 14 years and, according to the last census, was one of only two Lower Mainland municipalities where population fell.

The new plan, which has been in various stages of community consultation for almost two years, was mostly well received at a two-hour public hearing Monday night.

Those who spoke against approval warned council against allowing densification to harm the quality of life in their neighbourhoods. Others doubted whether the OCP, if acted upon, would be successful in mitigating the traffic congestion drivers already face at the Lions Gate Bridge.

This has great potential.

Love the scale and concept.

If first nation are involved - would this likely mean leasehold strata? Or is this land freehold?

One more thought - its an absolute travesty that there inst serious momentum to get Skytrain or other form of train running east west on the north shore. Terminating around this development, and running far West as possible.

Its already desperately needed to reduce car travel times East/West, but will be a commuting tragedy in 10 years when its not in place.

They should just continue to densify Ambleside area and let it grow towards Highway 1. No need for new areas to sprout.

that seems to be the plan, well part of it

The old Lonsdale Quay sign lasted 32 years, new one is already down to be repaired I assumed after six months.

Esplanade is turning into one strange row of commerce, which is fantastic.

Across from the ye old fancy mixed goods apothecary store on the corner of Esplanade and Lonsdale, the nice brick building that was a condo sales place for a while, is turning into what looks like a higher end Irish goods store.

And then on Esplanade and Chesterfield, replacing the coffee and ice cream place with the sasquatch theme, is going to be "goodlads" - a clothing, coffee .... and haircut place


EDIT: Oh! The Quay is getting a quite good pickle place in a few weeks. They have a location at the Granville Market and in New York as well. kaylin and hobbs

That's pretty comedic overall though.

In a region that adds, say 30,000 people annually, West Van is planning 5000 new units over 25 years.

That's conservatively 1.2 million new Metro residents in 25 years, assuming double occupancy, West Van somehow only expects 10,000 new residents?

Or less than 1%?

They better turn the whole district into a gated community...
