Take the case of a small stand-alone office building at 1108 Nueces St. in downtown Austin.

The 2,725-square-foot building, circa 1957, on about one-fourth of an acre will be torn down to make way for a 22,000-square-foot, five-story office building.

The entitlements were secured June 8 in an ordinance signed by Mayor Steve Adler. It doesn't appear there are any Capitol view corridor issues that would hinder the 60-foot maximum height.

Site plan for 1108 Nueces - this is a 5-story office building. It's 2 floors of office and 3 floors of parking.

Elevations show it to be 64 feet 10 inches on the east elevation.

Here's the site - midblock on the west side of Nueces Street between 11th & 12th Streets.

Generic pooooo with no street interaction or appeal. This is not what that area needs.
It truly is the great frontier for mixed use neighborhood vibe to happen.

edit: well at least the garage will at least mostly be hidden since the entrance is off the alley.

I was thinking the same thing. It's not huge, but enough for a small coffee shop or cafe.
