I believe something is coming to the corner of San Gabriel and W 22nd in West Campus. I live in the small complex in the background and the house that sat on this mostly vacant lot was demolished today.

There's a permit filed for a four story student housing complex on the lot where the current demo is taking place. But the corner lot that also had relatively recent demo is not part of the project.

Here's the site plan with elevations. The name is AVON AT WEST 22ND. The address is 911 West 22nd Street.

The same intersection by the 4-story Avon has a mediocre 3-story student housing planned. It does seem like some cheap crap is going up in some parts of West Campus to make a quick buck from the added density, but in turn will be likely tear down candidates in ~15 years.

Not sure if this has been mentioned but 1301 W 5th is going to be a 5-level multi-family development above parking.

Also heard another lot of W 5th between Lamar and Mopac has dirt moving. Haven't nailed down the address.

I really hope they leave the original building in tact or even incorporate the restaurant with the hotel.

Actually they would have to keep the structure as is due to its historical status.

After the CVC determination for Carmello's site was filed last year, AusTXDevelopment posted this visionary rendering from a flyer offering the site for sale. This could be a big project.

A quick Google indicates that Lead Commercial who created the flyer for 504 E. 5th is no longer offering the property for sale on their website, and another website states that the property is off the market. So maybe something is in the works for the site.

I agree with this, and if you look at the (old) Lead Commercial flyer, it's not entirely clear how big the lot for sale actually is. Or rather, how much is unencumbered and developable. The Carmelo's building almost certainly is untouchable. Maybe a boutique will incorporate it into the design . . .? A guy can hope, at least.

According to said flyer, the site covers some 26,484 SF and has a CVC encumbering the northeast corner. However, the section not in the CVC has a 25:1 FAR and can apply for a density bonus.

The Rhode Partners rendering in the flyer depicts the maximum SF potential while not disturbing the old Depot Hotel (aka Carmelo's).

^ Crazy how few of those buildings existed 7 years ago when I joined this site. I think it was just 360 and Spring.
