Odd that the rendering only shows 12 floors and the height listed at 149'0" rises from 34' ground level (delta of 115'). Not really enough height for 14 floors.

AWESOME! The top two floors are invisible! You've got to admit, THAT'S a new idea. Just out of curiosity... do invisible floors count against height restrictions?

Most likely the 3d sketch reflects an earlier iteration of the design.

The top floors are cloaked for the klingon immigrants. It promotes a sense of home.

Yeah, they definitely like the Deco, don't they? Also, it looks like they're calling it the Diane.

It's ok, but so long as it doesn't end up looking cheap, it'll be a fantastic addition to the Pearl. Deco and gothic are styles that do nothing for me, personally, but I do love seeing variety... so... yay for this one... I think?

Does the street level look a bit cold to anybody else, or is it just me? I don't like the blank side of the building, but it's only a matter of time until that gets built in front of, I assume.

The developer is John Carroll. For those that do not know him or his work...

Prior projects:
  • Chown Pella Lofts (Remodel)
  • McKenzie Lofts
  • The Gregory
  • The Edge Lofts
  • The Elizabeth
  • The Eliot
  • Ladd Tower (also it's Carriage House removal & replacement/remodel)

He likes to name his buildings after his kids and relatives. I understand he has a very specific attitude about the architectural style appropriate to every project. Sometimes he insists on modern and other times historic reference.

I get it's built in style that the developer likes, but, man does it look boxy.
Even the same color as cardboard boxes...

The exterior is really inoffensive I can't pick out anything distinct about it that I really like or dislike. As someone who was recently looking at apartments the layouts shown on drawings look much better laid out and more spacious compared to many of the new apartment buildings in Portland. I bet these will rent for an obscene amount of money.

This is what we call a nice fabric building. Should fit in well with the Pearl.

I'm not surprised that with his experience, the developer knows how to do proper apartment floorplans.

I like it. It takes up a lot of space and doesn't look like it'll use chinsey compromises to get the job done. Like the Gregory, it'll appeal and not look like someone crop dusted the Pearl

Memo [PDF] to the Design Commission and Staff Report [PDF], which recommends denial. (i.e. is not yet ready for approval) Going before the Design Commission on Thursday of next week.
