The article clarifies it, but the headline makes it sound like they estimate one dollar and twenty cents annual profit.

Las Vegas housing market going big — as in master-planned — again

No one expects a glut of new subdivisions anytime soon; the master-planned communities will be built in phases and aren’t scheduled to be finished for at least a decade. Nowadays, developers often build homes only after people agree to buy them, as opposed to the boom years when they frequently took out the hammers and hard hats without buyers lined up.

“Everyone’s more conservative,” said Klif Andrews, Las Vegas division president for Pardee Homes.

But if all goes as planned — and that’s a big “if” in economically wobbly Southern Nevada — the massive communities would bring up to 45,000 new homes to the region.

Projects would steer billions of dollars of work to the local construction industry, stretch the sprawled-out valley even more and likely raise concerns about water use in the parched region.

Las Vegas has some of the best-selling master-planned communities in the country, and local developers say there are few sites big enough where they can build a community from scratch with a range of amenities.

“We are running out, in the Las Vegas Valley, of quality home sites,” said Garry Goett, chairman and CEO of the Olympia Cos., a local development firm.

Cadence, at 2,200 acres, would have up to 13,250 homes, 1.1 million square feet of retail and a 1,500-room resort. Homebuilders are expected to start grading land this week.

Largest industrial space development since recession in NLV

Here’s a list of the 10 biggest Southern Nevada projects

Over the next three years, 10 Southern Nevada projects will have $12 billion in capital expenses and spur economic development throughout the valley.

1. Resorts World Las Vegas, Strip resort project — $4 billion

I've lost all faith in the Genting Group re-starting construction on the Echelon site!

Well over a year ago, they were saying construction would being last Spring, then postponed to summer, then to November, and now postponed until this Spring sometime!

Same old excuses, they're refining and refining the details!

It's more than obvious they're in no hurry whatsoever to get this project built! If they knew, all along, this was going to be a big money maker for them, this project would have been finished by now!

Las Vegas implosion takes down the off-strip Clarion casino

The real estate market is picking up in terms of hotels and even some residential, so 2015 should see some new developments.

In order to meet the demand of Las Vegas’ growing business travel market, the Las Vegas Convention and Visitors Authority is currently working on a proposal to develop an expanded conference and events hub.

The $2.3 billion Las Vegas Global Business District will be the LVCVA’s largest economic development initiative since the Las Vegas Convention Center was built in the late 1950s.

The Las Vegas Convention Center currently operates at capacity and, according to the LVCVA, many large clients express interest in expanding their shows. Attracting new events and conventions is another primary motivator for building a new space.

The project includes two phases, which includes an exhibit and supporting meeting space followed by a renovation of the existing convention center for a total 1.8-million-square-foot expansion. The total facility, including public and service areas, would extend nearly 5.7 million square feet by its completion.

Although news of the expansion is generating buzz, it would be five to eight years before the two-phase project is completed.

The initiative was announced in late 2014, but the first steps towards turning it into a reality are just starting.

A proposal to acquire the Riviera Hotel & Casino will be presented to the tourism board’s board of directors Friday to kickstart the organization’s land acquisition strategy.

Ground breaking is set for Resorts World Las Vegas the 5th of May, 2015. This mega resort being the largest one that will rise since the recession ended.

Failed stadium project looms large for Las Vegas municipal election

This year's municipal election in Las Vegas will largely come down to how voters feel about a single issue — failed plans for a $200 million downtown soccer stadium.

Three incumbents — Mayor Carolyn Goodman and Councilmen Ricki Barlow and Bob Coffin — running for re-election helped pass a package worth nearly $100 million in city funds and land to help build the stadium at Symphony Park.

Although those plans fell apart when Major League Soccer told Las Vegas last month it would not be receiving an expansion franchise that was a prerequisite for building the stadium, the debate about the project has lingered into campaign season.

Goodman, Barlow and Coffin insist the project is dead, a missed opportunity to boost further redevelopment in the city's rebounding urban core.

But to their opponents, the stadium debate and the public funding associated with it has provided a ready made issue to challenge the incumbents on.


But that still might not be enough to overcome the edge in fundraising and name recognition held by the incumbents.

A total of four council seats will be on the April 7 primary ballot, headlined by a showdown between Goodman, who's trying to stretch her family's hold on the mayor's office to a fifth term, and City Councilman Stavros Anthony, who has made his opposition to the stadium the central issue of his campaign.

Early voting for the Las Vegas primary election starts on Saturday and runs through April 3. The races in Ward 1 and Ward 5 will be settled in the primary because only two candidates are running. The mayoral race and Ward 3 contest might not be settled until the June 2 general election if no candidate gets more than 50 percent of the vote in the primary.

Pipeline key to water supply for NLV Apex project

Big promises of more than 100,000 jobs and nearly $200 billion of economic impact over a 20-year period is attached to the development of the Apex Business Park in North Las Vegas.

"Apex is the project that will set us and the whole region apart from where we are today," said North Las Vegas Mayor John Lee in a conference on Jan. 27, 2015.

However, the question of whether or not there will be enough water to support the project lingers over the Apex development. Ledcor Construction completed a $150,000 study to figure out how to get as much as seven million gallons of water per day at peak demand to the 18,000-acre site located off of I-15.

Mayor Lee said an 18 mile pipeline will go out to the Apex site. The $100 million pipeline will bring the water from two locations near the Las Vegas Motor Speedway to the Apex site. The water will also come from within the existing water system in the city of North Las Vegas.

The Las Vegas Chief of Staff Ryann Juden said there will be enough water to sustain the project without putting a strain on the North Las Vegas infrastructure.

Toshiba Plaza

Toshiba Plaza will include outdoor entertainment space for a stage and video screens while providing an area for festivals, concerts and holiday celebrations.

Toshiba and Coca-Cola join Schneider Electric, a Paris-based energy management company, as founding partners. MGM-AEG is aiming to have eight to 10 founding partners, a small cluster of major sponsors instead of a large number of smaller sponsors. The arena is still working on getting a naming rights sponsor for the 20,000-seat building.

Founding partners receive prominent signage, luxury suites, ticket access and customized sponsorship plans that allow the company to showcase its products and services.
