I would think for him to demolish an income producing building he'd have to be pretty confident about starting construction shortly thereafter. With SLS it made more sense for him to tear the building down because it wasn't producing income. But here they have Starbucks, which I imagine they'd be happy to keep collecting rent from rather than sit on an empty lot. Or so at least I hope.

how would they do that? a private property owner can tear down a building as long as its not historic. It cant be a coincidence that they updated the design and permits on SLS and pulled permits for demo here within a month

Does anyone know the deal with the building next to this owned by University of the Arts (I presume)? There's been a large banner covering it's Broad-facing windows for almost 3 years. Is it just not in use?

It’s Anderson hall for Uarts. It’s in use. It houses a gallery, library, lab space, etc.

Question: Does anybody know what condition that building's even in?

As much as I agree that demo'ing it without a clear timeline to new construction is pretty fucking stupid, the last I heard that thing what just this side of being condemned anyway.

I guess it's possible but its only a two story garage and looks pretty solid and well maintained to me.

People think this one will start soon and rise with the tower once known as SLS? The CMX-5 zoning variance the Broad and Pine parcel acquired in 2015 does include a sunset provision that requires construction permits to be in hand by 2020.

Nice...time waits for no one...LOL. But seriously, if the former SLS and this one goes under construction with 2 cranes off Broad Street, I think that will be a first to have 2 cranes in the air on Broad.

the demo permit was issued within last 2 months, so we should see the existing building coming down soon

I don't doubt we'll see it come down...what I question is whether something will soon rise in its place...I'm hopeful this will move more quickly than Broad & Spruce, though, for the reasons I said.

Why would anyone, especially Dranoff, chose to demo a income producing property until they are ready to build. After the SLS multi year hole in the ground the last thing this area needs is another multi year vacant lot.
If the zoning sunset kicks in next year could the demo be an attempt at fulfilling the requirements to avoid losing the zoning?

Perhaps permits are good for a year from issuance which is why they are high-tailing it into gear right now?
