These three developments really show how the design district is on the verge of a major building boom and luckily even though 1640 Edison is a bit on the simple side, they all look like high quality developments which is a great start.

The amount of growth projected for that little pocket of the Design District is incredible - that's three towers going in, including the Virgin Hotel, right? It'll be fun to see all that happen.

Edit: Thymant answered my question in his post that I seemed to skip over - oops.

According to this article three buildings will be built along Stemmons: 1640 Edison, Commune + Ilume and one other (provided they weren't referring to Virgin Hotel.)

Uptown tower project starts with morning groundbreaking
Quote:
At this morning’s groundbreaking for the new Park District project in Uptown, officials wore cowboy hats instead of the traditional construction helmets.

The 2-tower development at Pearl Street and Woodall Rodgers will include an office tower and 34-story apartment high-rise. There’s also ground floor restaurants and retail.
Quote:
PriceWaterhouseCoopers will lease 200,000 square feet of space in the Park District project — the first business to commit to the development. The office building will be named PwC Tower.
Quote:
Park District will open in late 2017.

I think actually only two are going to be on Stemmons with Virgin and the other one a few blocks away.

Those look really sharp. I love that Uptown is getting a mix of different kinds of housing. The Whole Foods is a huge plus also. Very cool.

GFF is working on an infill development just north of Galleria Dallas.

The project, called The Muse, will replace the surface parking lot in-between Galleria North II and Z Gallerie.

View map here.

Quote:
The Muse is a creatively conceived infill development on the parking lot. Existing surface parking will be replaced with an 8-story mixed use building composed of 272 residential units above a 4-story parking garage.

A vibrant new street is created between the old and the new buildings, lined with restaurants and focused on a dynamic central plaza space with water, art, movies and significant pedestrian choreography. New restaurant leases will convert the rear of existing stores into “fronts” activating the mews. The roof of the parking structure forms the pool terrace for the apartments above.

Regarding the approx. 19.1 unsold acres, that's a pretty important spot - great visibility and is in the middle of some crazy development. I looked on Google Earth and saw some work happening (the image is from 12/2/2015). Is it being used as a prep site for the other construction projects right now or is something happening there (has it been sold, etc.)?

^^ Also, regarding the Muse, is that going on what is now that massive parking lot? Just making sure I'm looking at things correctly. That looks like a great addition to the area.

Probably just staging and/or storage because the only thing that's happened on that plot was demolition of the old water tower earlier last year.

Yard House, Sur La Table and others to join Frisco’s Wade Park
Steve Brown
January 19, 2016

Quote:
Yard House, which has one location in Addison, and the Mediterranean-themed Luna Grill, which has three locations all west of I-35E, will join three new retailers in adding to the lineup at the $1.6 billion mixed use development under construction at the Dallas North Tollway and Lebanon Road.

With more than 10,000 square feet of space, the rock-themed Yard House will serve more than 100 dishes made from scratch daily, along with more than 100 taps of beer.
Quote:
Set to open in Wade Park’s first phase in 2017, the new tenants will join previously signed shops, restaurants and entertainment outlets including: Whole Foods Market; iPic Theaters; Pinstripes Bowling, Bocce, Bistro; The Rustic; Arhaus; Thirteen Pies; Steel City Pops; Torchy’s Tacos; Bread Zepplin; MiniLuxe; and The Lash Lounge.

The first phase will feature about 600,000 square feet of specialty retail space. Boutique Hotel ZaZa as well as Texas’ first Langham Hotels & Resorts hotel — a high-end high-rise — are also slated for Wade Park.

Oak Cliff's proposed I-35E deck park is now one step closer to reality:

Funding plan for Interstate 35 deck park receives preliminary approval
Rachel Stone
January 19, 2016

Quote:
The council of governments’ Regional Transportation Council approved the funding plan last week. It had been reported previously that the deck park would cost $50 million, but Texas Department of Transportation DFW spokesman Tony Hartzel confirmed it will cost $30 million.

$20 million will come from the council, and $10 million will come from the City of Dallas or private funding. The overall Southern Gateway project will cost about $656 million.

I really like how Dallas is putting parks over it's interstates. Wish Atlanta would be more proactive in doing this on the Downtown connector.

Btw, the apartments for "The Muse" project look interesting and unique. Surprised more people haven't commented on that.

I came across some more in-depth discussion on this on Dallas Metropolis. I hope this happens.
