Summit County Council green lights transit center at Kimball Junction

The Summit County Council on Wednesday gave the Public
Works Department and Park City Transit the green light to motor ahead
with a Kimball Junction transit center...

... Officials say the transit center would feature an outdoor plaza, access
to Wi-Fi, arrival and departure boards, shelters and landscaping.

The transit center is not intended to encourage a park-and-ride system
in the Kimball Junction area. Instead, it is meant to offer quicker travel
times into Park City.

"I see it as a circulatory system," said Derrick Radke, Summit County
Public Works Department director. "We're trying to make it quicker and
more efficient to get people in and out...


The need for a Kimball Junction transit facility was identified in a 2007
Summit County/Park City Short-Range Transit Plan, according to a
County Courthouse staff report prepared in anticipation of the
meeting.

The report states that the current transit system carries 2 million
passengers per year with nearly one-third of riders starting and ending
in the Snyderville Basin.

"This facility is crucial to the realignment of county routes to provide
enhanced frequency and efficiency and also to support planned
development in the Kimball Junction area," Radke said.

Kent Cashel, long-range transportation planner with City Hall, said the
Kimball Junction area is a "critical spot for the transit center."...

Interconnect Gondola flies through Basin panel


Vail Resorts created a mock-up of an Interconnect Gondola car as the company prepared for talks with officials in Park City and Summit County about a proposal to link Park City Mountain Resort and Canyons Resort with a gondola. The Snyderville Basin Planning Commission on Tuesday approved the gondola. The Planning Commission in Park City is scheduled to consider the proposal at a meeting on Feb. 25. The Snyderville Basin Planning Commission unanimously approved the section of the gondola that will be built in unincorporated Summit County. The gondola's route through the approval process will now head to the Marsac Building.

The gondola is the key part of an ambitious set of upgrades at PCMR and Canyons Resort as the Colorado company links the two properties into one resort. Called the Interconnect Gondola, it will carry eight people per car between a spot close to the bottom of the Silverlode lift at PCMR to the Flatiron lift at Canyons Resort. It will have a midstation unloading point atop Pine Cone Ridge as well...

...Vail Resorts intends to build the gondola this summer in anticipation of an opening for the 2015-2016 ski season. It is the centerpiece of the company's plans to spend more than $50 million on improvements this year as the two properties are linked into one...

What they are accomplishing, with such speed is quite remarkable, especially since both construction crews of the Tower and EPAC have to work around and with each other. No word on
when the Tower will be completed.

Becker and other city administrators unveiled the new schematic design plans for the Regent Street block located on the east side of the new Eccles Theater, between 100 South and 200 South.

The project would include retail and dining establishments, a public plaza, along with custom landscape architecture throughout the common areas. “Since I took office, a primary object is to make downtown a gathering place for the region — and have it be a true welcoming environment for people seeking all kinds of activities that you can really only find in the downtown area,” he said. “We see this as part of what we are doing to make this the 'cultural core' of the region.”...

Enclave Apartments will provide needed affordable housing

...The dearth of affordable housing in the city led to a new city wide initiative meant in slowing the widening housing gap. The Enclave Apartment Homes, a 251 residential unit apartment complex at 1400 South just off 300 West, moves the city closer to meeting the demand for income-restricted housing.

Framing is underway on the four-building project directly south of the Lowe’s Home Improvement store at the intersection of 1300 South and 300 West. One hundred percent of the 251 units will be designated for families that make 60 percent of the area median income ($28,860 for an individual $41,220 for a family of four)...

New library ready to serve the Glendale community


...The new branch is the largest of the City Library branches at 20,000 square feet and is LEED Certified Gold, the second highest level available.

The new Glendale Branch, at 1375 South Concord Street, will serve a community that is both younger and more diverse than the city as a whole. According to 2010 U.S. census data, the median age in the neighborhood is 27, four years less than the the city median of 31. Forty-nine percent of Glendale residents identify as non-white compared to 25 percent of residents citywide...

New offices in Central 9th mostly complete

The exterior of the new offices for the Utah Non Profit Housing Corporation (UNPHC) is complete. The project at 223 West 700 South adds some color to a block dominated by various shades of brown. UNPHC will begin to move into their new offices from their current office next door. The new offices maximize lot space and directly engage the street level with zero setback.

RDA approves extension for State Street Plaza project


The State Street Plaza project has been given a lifeline. On Tuesday, the Redevelopment Agency of Salt Lake (RDA) granted forbearance to the original development agreement between
the agency and the plaza developers. The forbearance will extend the loan-guarantee timetable and allow the developers to continue construction even though they have fallen out of
compliance according to the original terms of the initial agreement established with the RDA...

...According to Hall, there are 40 different unit types, each with a unique floor plan. Walker and Hall had to redesign the floor plans of each unit to create more a more modern design with an
open floor plan. The units will have an industrial loft look with concrete floors and exposed duct work.

Of the project’s 180 units, 136 will be income-restricted while the remaining 44 units will be market rate. The residential units will range form studios to four-bedrooms.

The 10-story project will include ground floor retail, a reconstructed Rex Theater, a pedestrian plaza and a mid-block walkway that cuts under the main building connecting State Street to Floral
and Edison Streets...

New business coming to the Granary District

Life has returned to a large, formerly vacant warehouse in the Granary District neighborhood in Salt Lake. The Salt Lake City Planning Commission approved last week a conditional industrial assembly use for the new operational headquarters of Atmosphere Studios LLC, a professional services firm that specializes in the creation of branded environments for exhibits, trade shows and other events.

Atmosphere needed the conditional use approval because a portion of the project includes a staging and assembly area which is considered as “industrial assembly” under city code. Atmosphere Studios began to move in to their new 53,000 square-foot space at 326 W 700 South in January.

“This area (the Granary) is accelerating,” said Tom Jennings, the founder and general partner of Atmosphere Studios. “I am looking forward to the metamorphosis that is happening here.”

New development will provide services to veterans

Construction crews have been busy in the Central City neighborhood just east of downtown Salt Lake. A flurry of mid-rise residential projects are either under construction or will start construction later this year. While most of these projects are market-rate units, construction is currently underway on a new campus for the First Step House, a nonprofit organization that provides treatment for men with substance use disorders.

The project at 440 South 500 East will serve as a recovery campus and will provide 50 beds consisting of 32 treatment beds and 18 transitional housing beds. The transitional rooms will have individual bathrooms and a shared kitchen. The recovery campus will focus on the veteran population.

The project is located within the Transit Station Area zoning district (TSA), a zoning district that requires projects to meet certain criteria when in close proximity to transit stations. The recovery campus is just over a block from the Trolley Square TRAX station.

The proximity to transit was key in the selection of the 500 East site. Many of the veterans that will use the recovery campus don’t drive and will regularly travel between the campus and the George E. Wahlen Department of Veterans Affairs Medical Center on Foothill Drive. Both locations are along the University TRAX line making travel easier for patients...
