In some ways I could see that happening, but Georgetown doesn't have the same money that The Woodlands does - not to say it doesn't have any.
That said, if they're trying to go for charm, I think the downtown area around the square has plenty of it. If they extended that same style across I-35 and took advantage of the natural beauty of the area without creating something fake, it could be quite nice.
Altogether, though, for something suburban, at least this isn't mindless strip malls a la Wolf Ranch across 29.
