In some ways I could see that happening, but Georgetown doesn't have the same money that The Woodlands does - not to say it doesn't have any.

That said, if they're trying to go for charm, I think the downtown area around the square has plenty of it. If they extended that same style across I-35 and took advantage of the natural beauty of the area without creating something fake, it could be quite nice.

Altogether, though, for something suburban, at least this isn't mindless strip malls a la Wolf Ranch across 29.

This confuses me. Mistake during the rendering, or did they intend for the strangely tiny houses to be right up against the building?

Maybe that's a hotel and those are 'villas' (?) since they appear to be only accessible by the walking path, but it still doesn't explain why they would be so close to the building.

The development is nice overall if a bit vanilla, but the whole master design looks less Tuscan and more San Antonio-y to my old eyes.

This is Italian like Mr. Gattis is to pizza. A Texan interpretation. I'm Italian, been all over Italy, have family in Italy, sorry, but this is not Italian authentic. It really lacks any charm. Maybe they weren't going for authentic replication. Would have been nice to add old Roman type columns, canals with gondolas, fountains, some landmark replicas, like a miniature Vatican or Colosseum ...jk

Pretty sure that one of the other buildings had sex with the hotel and it pooped out a bunch of baby houses.

Initially I didn't notice the tiny structures, now I think it looks like a great addition to the development, although I hope the 2, 5 story gray buildings are just mock ups. It certainly doesn't blend well with the rest.

The placement seems non-optimal to me, though. It seems isolated in a corner and cut off by 130.

Interesting and the green line already exists as far as tracks but just not operational with trains and stations?

That's correct but work would have to be done to the track as well. It would start at the downtown rail station and share the same rail as the current Red Line from downtown to just past Plaza Saltillo. It would keep going east while the Red Line cuts north.
