I added San Antonio to the title so the city's name would show up on the forum index page whenever the thread is replied to.

It looks like I'll be in San Antonio in a little bit. I'll try and get some photos from the interstate on the way through downtown and post them when I can.

Good progress is being made on Hotel Pearl. Meanwhile next door, they're clearing the space for the new apartment building and plaza.

The Pearl just keeps growing and growing.

Pearl developer makes big land purchase on Broadway

The latest transaction involves a 3.2-acre site along Broadway, between Pearl Parkway and East Grayson Street. San Antonio Retail Merchants Association sold the property to Broadway SA Investors GP LLC, an entity associated with Silver Ventures, the developer of the mixed-use Pearl.

At least two entities affiliated with Silver Ventures — Broadway SA Investors GP LLC and Rio Perla Properties LP — own more than 40 properties in and around the 30-acre Pearl campus. The total combined assessed value of those properties is about $43.7 million.

A couple of years ago, the development firm purchased several lots west of the San Antonio River. A timeline hasn't been disclosed but the firm plans to build as many as 800 apartments there, bringing the Pearl's total residential footprint to about 1,200 units.

Currently, there are more than 300 residential units scattered throughout the Pearl and another 102 units are under construction at the Cellars project, an upscale apartment community that's expected to open in 2015.

Construction also started on the 146-room Hotel Pearl, which will be located in the historic brewhouse. It's expected to open late next year.

Glad to see this coming along. I have high hopes for this project, but that long wall along the river is unfortunate. That could have been used as some really nice restaurant and/or park bench space.

Yeah that wall is really unfortunate. I would have loved green space leading up to the Cellars. But this will look awesome when it's done.

Beautiful Downtown Views

Wall or no wall, this Pearl complex is transforming into an amazing urban complex!
Those top floors on the Cellars are going to have awesome views of downtown and San Antonio! Way to go Silver Ventures!!

Anyone know what the official address of the new 10-story building is/will be? Or at least what is the intersection it's located at. And how many floors up is the tower so far? I haven't seen it in a while, so I'm not sure.

I run by it two to three times per week. I see it from the Riverwalk so there is a pretty good view of the construction site. The Tower itself really hasn't begun to rise. They had a lot of issues with the heavy rain a couple of weeks ago and it appears that they had to make some drainage changes for the construction site. Most of the work that has been done recently has been the parking garage and retaining walls. I will take another look tomorrow on my run.

As for the address...I am looking in to it.

Thanks. I was just noticing it's missing from San Antonio's list on SkyscraperPage's database. I'm still working on updating it with more buildings and heights. For some reason I thought this would be topped out now. I think I was confusing it with the renovations to the existing old building? Google Earth shows a crane working on it.

The addresses for this site are as follows:

- Cellars Residential Tower: 312 PEARL PKWY BLDG #4
- Wrap Building (Name?): 312 PEARL PKWY BLDG #5
- Future Bottling House: 312 PEARL PKWY BLDG #6



Has anyone seen any renderings of the wrap building? All of the renderings that I have seen show a 1-2 story building just south of the Cellars, but that obviously is not what is being built. The plan shows to types of units wrapping the garage: Plaza Units and River Units. My guess is that they will be retail/restaurant, but I have not seen anything specific.

This is the older rendering with the building that is not being built; on the far left.

I passed by the construction site of the cellars yesterday. The concrete skeleton of the building is taking shape and they're already putting up the mold to pour the concrete in for the pillars for the third floor! I'll have to take pictures and post them on here soon.

I walked up the River Walk to the Pearl yesterday and decided to take some photos of the progress of The Cellars.

They have been making some good progress, as they are now up to the 5th floor.

Walked by there this weekend. I couldn't tell at the time what was left to do from the river level view, but it looks like they have one more floor to go.

It seemed like a good height for the river. I wish there were a few more of these with units for sale instead of the smaller rentals currently proposed.
