Still, it's interesting that both developments used the same architect. That can't be an accident, especially considering Rozas Ward is more known for medical facilities and schools than residential...

Can't quite make out the height numbers for The Standard, but I had assumed it would be about 170-180' tall.

192' tall to the top of mechanical bulkhead. so pretty tall for 15 story building..

Vieux Carre Commission tells Margaritaville to hold the salt

Plans to build a new Jimmy Buffet’s Margaritaville in the French Quarter hit a snag on Wednesday when issues were raised about how potential noise on the rooftop terrace might affect surrounding residents.

The project, which went before the full Vieux Carre Commission at its regular meeting, was referred back to the architectural review committee one week after the committee recommended conceptual approval.

Lousteau addressed the impact of a large crowd on a rooftop for residents in the surrounding area. She said the noise is potentially much louder on a commercial rooftop deck as opposed to a ground level courtyard. Rooftops like these are more typical in the Warehouse District as opposed to the French Quarter.
“We have done a lot of research on the effects of sound, how it travels and what kind of variables influence the impact of sound,” Lousteau said.
Carol Gniady, executive director of French Quarter Citizens, agreed and encouraged the commission to look at a policy that would address rooftop decks.
“It just keeps coming up,” Gniady said. “The French Quarter is so fragile.”
Gniady charged the commission with looking at ways that commercial uses are impacting residential uses.
VCC Commissioner Michael Skinner said he does not think that a rooftop deck at the location should be allowed for parties, weddings or other uses.
He also voiced concerns over the architectural renderings.
“From a design standpoint, you can do better,” he told developers. “For such a prominent location in the French Quarter, something can be designed that would be more fitting for the neighborhood.”

A financial website study external link ranked New Orleans first in the nation for how efficiently the City spends taxpayer dollars on particular key expenditures like education and law enforcement. Analysts with financial website WalletHub external link ranked 78 of the largest cities on various expenditures to identify those that most efficiently spend public resources and how well they manage the challenges that are unique to their communities. New Orleans was ranked first for education return-on-investment and ninth for law enforcement return-on-investment.

Thanks as always for all of the updates, Tennis!

It is great to see the sheer amount of construction going on, particularly in the CBD. From what I can tell 1031 Canal will have two tower cranes and will probably be going vertical soon, along with the Homewood Suites on N. Rampart. It's also great to see that 400 unit project in the East. I hope that all of the new population/density there will encourage more development as the East will be key to providing affordable housing for New Orleans' growing population as the core areas fill up.

I'm very curious to see what sort of retail will be coming to the Jung Hotel. Seems like it will be a very large and prominent space.

I've also been wondering if anyone has heard any updates on some of the larger residential projects recently approved throughout the city. Particularly the Parkway on Jeff Davis, the Sara Mayo, and the Sean Cummings development in the Bywater. I pass by that site on Jeff Davis almost every day and it has become a real eyesore with all of the trash accumulating there.

There are quite a few hotels but also dont forget some of these projects are returning hotels like The Jung (but much less rooms than before... was like 745 at one time ), 1630 Canal , Moxy hotel in CBD. But yeah its pretty impressive the amount of new hotels and not just new hotels but very high quality ones which is really exciting to see!

It is a lot of projects, but almost everything is of relatively small scale. 200 rooms or less is typical of what we're seeing. The handful of those is about the same number of rooms as just one of the high-rise hotels we have in the 1000-1500 room range (Hilton, Marriott, Hyatt, Sheraton, etc.). Similarly most of the residential projects are in the 200 unit or less range. I like the variety but do hope we eventually see more big projects.

Glad to see that plans are in place to rebuild the residential tower on Lake Forest Blvd. in NOE. It's one of the largest blighted buildings in that area, so getting that fixed up and reopened will really help move that area along even more.

Also, the 2015 Greater New Orleans Office Report from Corporate Realty came out. http://corp-realty.com/wp-content/up...OffMarkRep.pdf

Overall, the office market was very stable this year. Metrowide, the entire 19+million square feet of Class A and B office space was around 88% occupied with an average rent of $19.15 per square foot. Class A in the CBD was around 90% occupied, and was 93% occupied in east Metairie. Class B was 73% occupied in the CBD, and was 90% occupied in Metairie. One noticable thing was that the lower range of Class A rents has increased to around $18 per square foot. This is the first increase in quite a while and likely signals some confidence by building owners in our local market.

1010 Common was the least occupied office building in the city with only 48% of the space rented out. This building needs serious updates inside to compete, so it is not surprising to see the low occupancy there. Executive Plaza in New Orleans East was the next least occupied building at 48.5% occupancy. This building has been completely renovated, and is gradually filling up as New Orleans East repopulates. It is the only large office building in the East with space for lease at this time.

Orleans Parish still has the majority of the office space in the metro at over 12.2 million square feet. Occupancy in the entire city is at 86.5%.

Concerning the Four Seasons project, I don't see this getting far in court. The bid process and selection was very fair and open. Plus, none of the original investors are even involved in the project anymore. The people involved now are only trying to scam the city out of settlement money. It's a rather sad and desperate move in my opinion.

The commission approved the new parking garage and the renovation of the Reily Foods headquarters. But the commission delayed taking any action on the new, five-story building after residents of the neighboring 425 Notre Dame condo building spoke out against the proposal. Many residents were upset over the proximity of the proposed building, so close the buildings would nearly touch.
