Pretty impressive to see CC (36 floors) and EAP II (41 floors) both under construction. It was only 2 years ago, the news was all doom and gloom and prediction of high vacancy rates.

EDMONTON - Demand for downtown Edmonton office space rose in the second quarter, according to market reports released Wednesday by two commercial real estate firms.

Avison Young reported the downtown office vacancy rate dropped to 7.8 per cent from 8.5 per cent last quarter.

“Rental rates have jumped significantly, particularly in AA class buildings which have seen quoted rental rates rise from $25.50 to $29.00 and inducement packages decreasing this year,” Avison Young’s Office Report said.

It said fewer large contiguous blocks of space are available. “Whisperings of several new office tower developments could solve the current lack of contiguous space downtown,” the report said.

Avison Young was optimistic growth would continue in Edmonton’s office market.

Termination notices on leases went out this month for 100 Adelaide.

Looks like Oxford, is getting ready to pull the trigger.

I think I like the first one better (and not just because it was a little taller). Still, this would probably rank as the best Toronto office tower of the cycle.

^I really like the angles, and the glazing on that building.

Word from the Calgary forum is that all of the existing tenants are out of the Herald Building, and demolition has commenced. They have applied for a Dp using their original design for a stand in to buy time for the demolition and excavation processes, with Brookfield currently working with a major tenant on a new design, and possibly a height revision beyond the original 220m proposal.

Sweeeeeeeeet. Calgary's skyline has already transformed so much in the last few years. Another potentially tall and iconic tower will really be the cherry on top.

I only wish Deloitte demanded a re-design from Brookfield for Bay-Adelaide East, but it is what it is. Only Toronto shall have boxes and only boxes shall be in Toronto!

Fingers crossed we don't get another boring box. Wouldn't that be great? 'We've held an architectural competition, applied for a height increase, purchased the adjoining block to increase the FAR, and we've concluded that the best design is still a taller box.'

I'm anxious to see what the new design will look like. I'm hoping for something really nice, but if it is a box perhaps the height will help make up for that :-)

AFAIK, Brookfield opened up the process in the development of a new site plan for the Herald Block. This is far cry from a the design competition that took place for Absolute World in Mississauga. It's still something even if it does result in a taller box . They opened up a competition for the remainder of Bay Adelaide Centre and it yielded the exact same design as first proposed. In any case, I don't understand the repulsion towards anything that is "boxy" in shape and the absolute admiration for anything that is more organic. All I care about is quality and truthiness to its form

I would not describe this design as a box. It is a beautiful tower.

I like Bay Adelaide Centre West, but I'm not sure a slightly shorter twin would be that interesting. I would prefer to see 100 Adelaide go up.

The Bay Adelaide towers are boxy, but providing they repeat the level of quality of the first they will at least be nice boxes. Honestly BAC is one of my favourite recent buildings in Toronto - the cladding looks amazing as the light changes.

Bay Adelaide Centre, both the current tower and the planned second tower are much too short and small for such a prime CBD location.

Something in the 80 story or higher range should have been built there.
