The south gated neighborhood occupies close to two-thirds of the total area of the island and consists of 600 residential units. It enjoys plenty of open space, landscaped with shade trees and four ponds.

The north neighborhood is a narrow corridor that occupies less than one-third of the island’s acreage. It already houses more than 1,800 residential units in mainly high-rise condominiums. A network of narrow private roads accesses the buildings.

Thanks for reviving and updating this thread, Chris!

I was just in Tampa a few months ago for the first time in years. Some of the changes are pretty impressive, but not all. I've always liked the entire Bay Area, though.

22-story hotel and apartment tower proposed for downtown Tampa's historic Kress block

A team of Tampa and Atlanta developers applied Monday to put a 22-story hotel and apartment tower on the downtown block that's home to the historic S.H. Kress & Co. building.

A former department store on the National Register of Historic Places, the vacant Kress building has long been a downtown void as glaring as a knocked-out tooth.

"I've spent 3½ years trying to get that building done," said Mayor Bob Buckhorn, who spotlighted the building's history by holding his 2013 state-of-the-city address there. "The historical significance, the ambience, the architecture. … It's pretty important."

As proposed, the ground floor of the Kress would become the hotel's lobby. The facades of the neighboring old F. W. Woolworth and J. J. Newbury buildings would be the fronts of street-level restaurants.

Above them, a new 287-foot-tall tower would rise with 190 hotel rooms and 58 apartments.

Plans call for parking on the lower levels, then an amenity deck, then nine floors for the hotel, topped by nine floors of residential.

The Tampa half of the development team is Walson Ventures, a partnership between commercial real estate adviser Alex Walter and Casey Ellison, whose EWI Construction managed the building of the Oxford Exchange.

Jeff Vinik unveils plan for downtown Tampa

Economic ripples "that go throughout the city of Tampa and Hillsborough County and the entire region," said Rob Canton with Vinik's Strategic Property Partners.

Groundbreaking for the projects is set for this coming summer. Construction would begin in about a year. All of it would make the waterfront more attractive to the "millennials," says Vinik, who want to move back to a more-livable urban core.

Part of that is tying the waterfront together by expanding the trolley system, and expanding entertainment at Amelie Arena, home to Vinik's team, the Tampa Bay Lightning.

Options for a Rays stadium in Tampa

Unfortunately for the Rays, sites fitting that description are becoming hard to find in Tampa.

A much-ballyhooed area near Channelside Bay Plaza is already filling in without a stadium.

Mayor Bob Buckhorn wants to keep his city's riverfront parks intact.

Jefferson High School's 62-acre property in bustling West Shore has attracted speculation, but school officials, neighbors and powerful alumni are dead-set opposed.

"The options are diminishing," Buckhorn said recently.

"The downtown has really come alive and people are not waiting for other decisions to be made. They are moving forward."

Two large sites between the downtown core and Ybor City still hold promise, Buckhorn said, but land assembly and financing make any site "a very, very complicated deal.''

Tampa baseball stadium locations became a hot topic five years ago when a civic coalition concluded that St. Petersburg's Tropicana Field could not support baseball over the long run. The group pegged downtown Tampa, West Shore and Pinellas County's Gateway area as the best alternatives.

After years of stagnating attendance at the Trop, St. Petersburg Mayor Rick Kriseman reportedly wants an agreement with the Rays by the end of the year that would allow a regionwide stadium search in exchange for compensation if the team moves before the city's lease expires in 2027.

FaverGray building $36.5 million student apartments in Tampa

The FaverGray Co. of Jacksonville Beach is building a $36.5 million student housing community in Tampa.

The Icon will have 656 beds in 183 apartments in two five-story buildings and a five-story parking garage, which all totals 312,947 square feet, the contractor said in a news release. It expects to complete the project by July 2016.

The architect is CNK Architects Inc. of Bedford, Texas.

I was just in DT St. pete (for the millionth time) and its got some new towers under construction. Its been one of my fav FL downtowns for a while but just keeps getting better and better.

City of Weeki Wachee approves senior housing development

The three-member Weeki Wachee City Council has approved an 86-unit apartment complex on one of the city's few remaining vacant lots — a 9-acre parcel on U.S. 19 across from the entrance to Weeki Wachee Springs State Park.

The apartments will be available only to renters 55 and older, and the land is owned by Greystone LLP of Clearwater, which also owned the site of the nearby Dollar General store.

The council voted 2-1 to grant the change in zoning and in the city's comprehensive plan required for the apartments.

The developer, Wendover Housing Partners of Altamonte Springs, has not yet received the tax incentive funding it is seeking to help build the project, Mayor Robyn Anderson said.

Those are all details about a master planned, multi block project called The Heights in its most recent iteration. It's in a neighborhood called Tampa Heights, which is in the downtown area, just north of I-275, to the NW of the CBD. It may ultimately be named something else by the new owner/developer.


Oh, and Tampa's bumpkin media calls 4-5 story stick frame buildings "mid-rise".

Tampa airport construction will reroute air traffic, increasing noise

The noise level for thousands living around Tampa International Airport is about to crank up.

As part of construction on a $1 billion expansion and improvement program at the airport, officials are temporarily diverting airplanes to flight paths that will have them soaring over residential areas more often during the next 19 months.

Among those that could hear more noise are the communities of Beach Park, Sunset Park and Westshore Palms to the south of the airport and some neighborhoods on the southern fringe of the Carrollwood community to the north. They amount to 10,000 people in all.

Airport officials say the change is necessary as they shut down the Taxiway J Bridge for demolition and reconstruction, beginning today. Alternations to the taxiway spanning the George Bean Parkway, where people enter and exit the airport, is necessary to accommodate the airport's new driverless train. The train will move people from the main terminal to the economy parking area and to a new consolidated rental car center, traveling under the taxiway.

The project will also add a third lane in both directions to the parkway.

Passengers should not be affected by the construction.

“This is first and foremost a safety measure to protect passengers, employees and aircraft movement,” said John Tiliacos, Tampa International's vice president of operations and customer service. “However, we also want to be a good neighbor to our surrounding homes and businesses and will continue to do all we can to monitor and mitigate noise impacts for the duration of the taxiway project.”

Lincoln Property planning 400 apartments north of Straz Center in downtown Tampa

A Dallas developer is planning a new apartment complex on the northern fringe of Tampa's urban core.

Lincoln Property Co. is in talks with the city to build a 408-unit, five-story apartment building north of the David A. Straz Jr. Center for Performing Arts, on a surface parking lot adjacent to the Barrymore Hotel. The land is owned by New Jersey-based Denholtz Associates, according to county property records.

Named the Aspire, the complex would have six stories of parking with 866 spaces, according to plans Michael Callahan, the city's urban design coordinator, presented to Tampa Bay Real Estate Investment Council Inc. on Wednesday.

It would also include a 9,000-square-foot clubhouse and 3,600 square feet of retail space, according to the plans. Lincoln has been building Aspire-branded communities around the Southeast, including a 279-unit project in Nashville and a property in Orlando.

23-story tower on downtown Tampa's Grant block to break ground this summer

Office building planned at Tampa airport: 270,000-square-foot building

53-story Riverwalk Place developers reveal ultra-modern design

The 53-story Riverwalk Place will redefine Tampa's skyline not only with its height, but also with an ultra-modern, all-glass exterior.

The tower's developer — a partnership between Feldman Equities, Two Roads Development and Tower Realty — on Thursday released the first rendering of the project since it went public almost three years ago.

Gensler is the architect on the project. Feldman Equities CEO Larry Feldman traveled to the firm's Shanghai office to meet with Shamim Ahmadzadegan, who designed the tower. Florida-based Adache Group Architects, a high-rise condo specialist, will also be involved with the project. GPB Capital Holdings LLC out of New York is an original partner in the project and will provide ongoing equity financing, a release said.

In a news release, development costs were pegged at $350 million. Condos will be priced from the $600,000s to $2 million.

Riverwalk Place will stack parking, office space and luxury units on downtown Tampa's last developable waterfront parcel, which was previously slated for a Trump Tower in the early 2000s. The tower will also feature restaurants that open up on the Tampa Riverwalk.

The residential developer in the project, West Palm Beach-based Two Roads Development, previously told the Tampa Bay Business Journal that the dollar value of presold units — not the overall number of units — would drive the groundbreaking date.

"There are quite a few construction lenders out there that would let us go vertical with few sales, and that's not our typical MO," Reid Boren, Two Roads managing director, said in March. "Presales are not all the same. If we sold the top 30 percent of the most expensive units, we’ll feel better than if we sell the lesser expensive units. It’s a function of dollar coverage to the loan."

Tampa Lands EDITION Hotel

Water Street Tampa begins vertical construction with JW Marriott

Although Tuesday’s groundbreaking of a 26-story JW Marriott hotel marks the official start of Water Street Tampa’s transformation of the city’s skyline, getting to this point has required multiple evolutions of the development itself.

By the end of 2018, more than a dozen other buildings in Water Street will be under construction.

"This is the start of a lot more to come," said James Nozar, CEO of Strategic Property Partners, the developer of Water Street.
