Is the tower going to be built using steel beam construction or cement? Judging from the pics it looks like steel which I imagine would go up faster than pouring cement.

They probably will use steel. I have no idea how they'll dig down very deep inside the tiny space within the Robertson Building.

Anyway, it was approved of course.

AUSTIN — The first new hotel on Congress Avenue in more than 45 years is closer to becoming a reality.

The property was rezoned from Central Business District to Central Business District-Historic Landmark-Central Urban Redevelopment District (CBD-H-CURE). This allows the property to build up to 26 stories, modify the street curb for valet parking and be considered a historic landmark.

The hotel passed on the consent agenda with a vote of 7-0. It was approved by the city's zoning, planning, downtown and design commissions after several months of meetings.

McHone said the project coincides with the city's goal to keep downtown projects compact with dense development. It will also increase pedestrian amenities and utilize existing parking, he said.

This is an awful rendering. The building placement and orientation is totally wrong.

^It's odd that they used that image for their promotional material. Do they not like their location and views? That has it placed somewhere on San Jacinto around 4th Street.

Agreed.

All they are doing is optimizing the composition to get the best look for a rendering. I don't think there is much more to it than that. The buildings in the background frame the focus of the rendering which it the product.

And , yes, the perspective of some of the lines may have been slightly skewed...again, just makes for a more dynamic image for most viewers.

We are not most viewers! LOL!

He he i thought the rendering looked off. Anyhow lobby is kewl. I bet the rooms are going to be super slick. Great place for a new tower. I likes...

It's supposed to break ground this summer. Having such a small footprint, it should go up quick, too.

This seems to show it as being 9 floors. I'm not sure what to expect with that, but I hope they didn't chop it.

This has the Le Meridien brand written all over the design...interesting!

I hope it's taller than 9 floors.

I don't think it got chopped. I went to that austinf1hotel.com site mentioned in the Austin Business Journal and she has that same cutaway version, but also this

I don't believe it has been chopped down to 9 stories. Think about it for a second...this is going to be a very thin structure. How would they accrue enough revenue to make it a worthwhile investment with only 20 rooms (notice only three floors of guest rooms).

The proposed plan presented to the City was for a hotel with 130 rooms; fitting within a thin, 26-story building (~6-7 rooms per floor; ~20 levels of guest rooms).

The developer would not have incurred the time and money to obtain a 13:1 FAR and CBD-CURE designation for a 9-story building.

I hope not, but the original plan was only 15 floors. I really like the project. It's one of a handful of the ones I'm most excited about.
