Almost nobody counts the podium. When people say mixed use these days they are talking about the use of the tower itself. Almost every single condo in Toronto would fall under mixed use if we started counting the podiums function.L'Avenue is a pure residential tower.

It's actual office space and retail and possibly a hotel in a fully integrated 10 storey podium. Doesn't that make L'avenue a mixed-use project?

Technically, a 50 storey tower with 640 units and a tiny, hole in the wall, store at its base would be considered mixed use in land use policies.
