There was a request for financial assistance from the city of Surrey that was denied. I think this project will be a long time coming but much needed for the area...

Stacks are now up on the West Village District Energy Centre and they look great! Taller than expected. Turning into an iconic little building.

That's perfect for the edge of the downtown core. Hopefully in the long term we can see more places like that being built, but with retail on the bottom floor.

That's the plan - all the orange areas are intended for 4-6 storey - just residential though (no retail at grade - some exceptions possible). The red and purple areas are mixed-use high-rise with retail at grade.

A little off topic, but the City of Surrey just adopted The Parks, Recreation & Culture (PRC) Strategic Plan. Essentially a 10 year plan on the expansion of parks, cultural centers, and large events. Of note are a few new parks in the Central City area, as well as in 7-10 years an expansion of Holland Park.

Someone has been buying up a ton of land by Tom Binnie Park.

More than half of the block bordered by 134A Street/City Parkway/105A Ave/105 Ave has been picked up. Total sale price ~$14 million and 52,000 square feet of land. [Closed around Feb 26, 2018]

The entire block bordered by University Drive/134A Street/105A Ave/105 Ave has been picked up. Total sale price ~$35 million and 105,000 square feet of land (2.4 Acres). [Closed around Dec 28, 2017], [Skytrain tracks running through middle of the site].

Given this information the price per acre is right around $14 million.

Not sure what the densities are for these parcels.

Red block with the SkyTrain running through it. This block has been fenced off since earlier this year - around the same time that the sale closed. It's designated mid to high-rise 3.5 FAR (but can go higher). Not a bad site across from the parks and University District (Phase 2) directly to the south.

Buttjes Architecture had a project for a bisected site -
It's been listed on their website for ages - so very likely out of date.
Filed under "Gateway" here:

I suppose it could also be an unrealized project for a parcel to the north of Gateway Station rather than south of it.

Yeah that project is up at Gateway. Development Permit was issued in 2014. Servicing Agreement finalized in 2015. Not sure why it hasn't proceeded to marketing / construction.

Took 7 years to go through the approvals process. What's another 4-5 years of sitting idle before 3 years of construction. lol.

Saw some work at the LaVoda Living site at 132 St and KGB. Maybe this long stalled project is finally going forward again?
