Garcia Properties purchases Grandview Arcade building in Gravois Park

Garcia Properties announced yesterday their acquisition of the Grandview Arcade building at 3600 S Grand Blvd in the Gravois Park Neighborhood. Built in 1925, the ornate terra cotta clad 30,000 square foot building was designed to serve as the entrance to the existing Melba Theatre building which was built in 1917 and located directly behind the Grandview Arcade.

Although plans are still in the works, Garcia said “The first floor will be live/work spaces. Likely 8 units on the first floor facing grand. The historic shops in the arcade will be turned into 8 or 9 single-room commercial office suites with shared restrooms and utilities.” The remainder of the 2nd floor and the entire 3rd floor will be occupied by about 12 market rate apartments.

“This building is an architectural gem, and an important anchor to the S Grand stretch south of Gravois” said 20th ward alderman Cara Spencer. “I’m excited to see Garcia acquire this site and bring it back to productive use.”

Garcia is planning to break ground in the 4th quarter this year with an anticipated completion in summer 2019.

300 South Broadway has passed the Preservation Board 4-1 this evening. The Mayor will most likely sign off on a development agreement that the Board of Aldermen passed last week. Construction should hopefully start by Mid-Spring on demolition.

The region (as a whole from Clayton to the Riverfront) will have cranes dotting the city scape.
CRANES...
One Crane Each: One Hundred, 300 South Broadway, Italgrani (Carondelet), Shaw Park Apartments, First Bank in Clayton
Two Cranes Each: Centene, Ballpark Village
Three Cranes Each: Washington University

Then there are projects in tight spaces where mobile cranes wont work that could have a small tower crane.
CRANES...
One Each: HIBERNIA in Dogtown and Altus on South Grand

Then there are the two outliers, projects that have been proposed/approved but don't have a definitive start date
CRANES...
One Each: EVEN Hotel at Jefferson and Locust, Forsyth Point Offices in Clayton

In total (if all of these listed projects come to fruition and start within the next few months, we have the chances of getting 16 Tower Cranes in the Clayton-STL City area. (And that isn't without the NGA's Cranes which could be around 3 or 4). So I will say between18-20 cranes will be dotting the city scape soon. There is the possibility of losing a crane as Centene's small podium base wraps up construction soon, but that crane could be moved to help building the Corporate Auditorium.

Last I heard, yes but it will most likely not include as big of a retail portion, just a simple garage with a small retail space that will complement the Scottrade Center (which should be getting a beer hall soon across the street).

Construction to Begin on Hi-Tech Manufacturing Incubator in North City

Ranken Technical College is about to begin construction on Manufacturing, Inc, a $4.6 million, 26,000 square foot incubator for high tech manufacturing and microenterprises. A ceremonial groundbreaking was held last fall on the 4300 block of Finney Avenue just east of the school’s North City campus. Demolition permits were issued this week. The US Department of Commerce awarded the school a $2.35 million economic development grant for the project last August. JEMA is the architect...

Minneapolis-based Ryan Cos. is proposing the new 14-story development, Clarendale of Clayton, on a 3.3-acre site northeast of the intersection at Hanley and Clayton roads — the site of the long-vacant former Schnucks grocery store.

The 440,230-square-foot, $95 million project would consist of 281 units for seniors desiring an independent living lifestyle, and for seniors in need of assisted living care and memory care.

The proposed assisted living mixed-use facility would also feature a multitude of amenities for the independent and assisted living seniors including separate dining halls for residents, fitness center, ample living room space for socializing, library, billiards/game room, pub for social events, private dining room for guests and comfortable gathering courtyard areas outside of the building.
