I had a similar thought awhile back when watching Nation Treasure. This 500 Walnut site is very close to the Rose Garden (in the middle of the next block over), and I can't help thinking the gift of the rose garden in perpetuity was to cover up a treasure underneath.

Ullico also financed the construction at Scannapieco’s first luxury tower, 1706 Rittenhouse."

1706 Rittenhouse is only 33 residences across 33 floors. This is 38 residences across 26 floors. Oh, the super wealthy got it bad.
