So it looks like Houston is graduating from the 5-8 story residential buildings to 12-16 story residential buildings.

In-N-Out Burger, golf venue and other retailers kick off former TI redevelopment

After more than two years of planning, construction has started on the redevelopment of the former Texas Instruments property in Stafford.

The former research and manufacturing facility is being remade into a mixed-use development with hotels, apartments and a spate of shops, restaurants and entertainment venues.

Tenants slated to join the project -- dubbed The Grid -- include Drive Shack, a golf entertainment venue; Whiskey Cake, a craft cocktail bar and restaurant; Luma Grove, an outdoor dining concept; and California fast-food chain In-N-Out Burger.

Pluckers Wing Bar, Outback Steakhouse, Chipotle and Verizon are also slated for the project.

Aloft Hotels and Element by Westin will operate a co-branded hotel at The Grid with 234 rooms. Apartment developer JLB Partners is under way on a 380-unit rental complex.

A food hall and community gathering area called The Lawn will host live music, movie nights and art shows are also planned.

Developer StreetLevel Investments of Dallas said the new project will build upon the site's legacy of innovation.

"We look forward to building upon that legacy as the Grid sparks new economic growth in southwest Houston," Adam Schiller, managing principal of StreetLevel Investments, said in a statement.

StreetLevel is developing the 192-acre project with Provident Realty Advisors.

The project will repurpose more than 750,000 square feet of mid-century modern buildings that were part of the original TI campus.


Gensler and TBG are involved in the project's design, and CBRE will lease the office space.

The first phase of the the $500 million project is slated to open in 2019.

Hey guys, new here. I have a question that maybe one of y'all can answer for me. Is there any rumblings about the electric scooter companies (Bird/Lime) coming to Houston anytime soon? Every other major city in Texas now has them besides Houston. I think they would be great located in Midtown, TMC, Uptown, The Heights, River Oaks, etc. for getting around quickly and enjoying a day out in Houston or just convenience during work days. This is something that I believe would be great for the young professional crowd too and make Houston an even more appealing place to work/live.

The haters of these scooters and riders in Austin seem to far outnumber those who like them. It's been a big problem here. I don't know how well they would go over in Houston. I'm surprised they're not already there.

After a $105 million project to renovate the Astrodome was approved earlier this year, construction is expected to start next spring.

The third and final phase of asbestos abatement is scheduled to begin next week and take about four months, Ryan Walsh, executive director of the Harris County Sports & Convention Corp., confirmed. After that, the Houston Livestock Show and Rodeo will set up in NRG Park, running Feb. 25 through March 17.

"Harris County is planning to begin redevelopment of the Astrodome in earnest immediately after the end of the Houston Rodeo 2019 show, but the exact date has not yet been determined," Walsh told the Houston Business Journal via email.

Plans for the project include raising the Astrodome floor 30 feet to ground level, which would create more than 500,000 square feet of rentable space as well as 1,400 parking spaces, both of which could generate revenue. The raised floor would create nearly 8 acres of column-free and weatherproofed open space that could be used by more than 100 festivals and events, such as the Offshore Technology Conference, Harris County Judge Ed Emmett’s office said in 2016.

Once it begins next spring, construction is expected to take about 20 months and include the new event floor at street level, new entrance lobbies at street level and the two underground parking levels as well as plumbing, mechanical and other ancillary components, Walsh said.

Site of former Heights tortilla factory sold to developer for future apartments

Alliance's 337-unit apartment building will feature Spanish and Mediterranean architecture elements, Phillippi said. Apartments will range in size from about 600 to 1,200 square feet, with rental rates likely starting around $1,400 and going up to $2,400. The building’s amenities — including a pool, grilling stations, fire pit and outdoor pizza oven — will be on the top floor of the parking garage.

Houston-based EDI International designed the building, and Alliance is serving as its own general contractor.
